Customers say: True professional

"Absolutely outstanding service!! A&A Spot On Home Inspection checked all the boxesâ .. John was super thorough and professional while inspecting our new potential home. As we all know being a first time home buyer it can be stressful but John was very detailed and answered all of our questions. The inspection report is great!! It was literally 116 pages, it contained a ton of pictures, incredibly thorough and in a timely manner (less than 24hrs) with a host of recommendations. We feel much more at ease after working with him. When we perform our next home inspection in a few years, we will definitely go with John at A&A Spot on home inspection again. His work is the gold standard for how home inspections should be done!! Keep up the great work!"

"Luis arrived at our home on time and prepared. He inspected the roof thoroughly and gave his recommendations for the work that needed to be done. Once he finished inspecting and providing us with a quote for the job to be completed he took his time and answered all of our questions. He addressed our concerns in a respectful and knowledgeable manner. We told him we would think about it and give him a call that week. It took us 10 mins to decide that he was so fair and honest with his quote and the work that needed to be done that we called him to come back to collect the deposit that same day. We signed the contract and he explained everything very clearly. Once the day arrived to have the work done he showed up with his team on time and prepared to get started. They worked so well together and completed the job beautifully and efficiently. We are having additional work done in the future and will be calling Luis and Stay Dry to have them come back and work on those items. This was the best decision we made to hire him. His communication was very clear and we had no problem contacting him when we needed to. We highly recommend Stay Dry and would give them more stars if we were able to.. Thank you Luis and Stay Dry Team - our new roof looks amazing!!!"

Home Inspection questions, answered by experts

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.

A convenient method to verify your warranty status is by visiting the manufacturer's website and entering your unit's serial number. The relevant information should promptly appear. However, if it doesn't, there's a possibility that you may have unintentionally voided the warranty by neglecting to register your equipment at the time of installation. If you did register and need help finding the information, you may need to call the manufacturer's customer support team.

The three main types of home inspections you should always carry out for new construction include a pre-drywall inspection, a post-drywall inspection, and a one-year inspection. The pre-drywall inspection can identify building code violations, issues with plumbing, electrical, and HVAC components, and structural issues. The post-drywall inspection can identify damaged building materials, insufficient insulation, and more. An inspection at the one-year mark after construction will identify problems your builder must fix under their comprehensive one-year warranty.

No, homeowners insurance typically does not cover the cost of removing a dead, sick, or rotting tree that is still standing. Insurance is designed to protect against sudden and unexpected accidents, whereas a tree dying or rotting over time is considered a maintenance issue. Coverage usually only applies after a tree has fallen and caused damage to your property.

Generally, no. The letter you receive from your landlord may say that they’ll do the apartment inspection whether or not you are home. If you want more time or you want to reschedule to a time that you will be home, you can ask your landlord, but they may not be required to honor your request.
