"We absolutely love our new Ryan home, which is ready to move into. Jon, the construction manager was true to his word, and had the Home completed by the end of May. However., DO NOT GO WITH NVR MORTGAGE! We were supposed to close June 7, and Martha from NVR knew we wanted an early June close, I was retiring July 1st, and our mortgage was based on my pension MONTHS AGO. Now, a few weeks before closing after we scheduled a TON of services including movers, truck, friends taking off to help, babysitters for kids, and have a buffer of 3 weeks before we have to move out of a rental end of June; Martha tells me they require a certain letter from the pension that I will not receive until mid-july. Because of this they initially said we couldn't close until July. Then it is June 20th. If she provided us with this information months ago, we could have planned differently. Now we are scrambling to figure out what to do. So, I repeat, DO NO GO WITH NVR MORTGAGE. I'm not the only one either. I just spoke to our new neighbors who broke off with NVR and Martha after 6 months before closing because of similar issues. DO NOT GO WITH NVR MORTGAGE!!!! it should be NO STARS FOR NVR MORTGAGE."

Yes, the age of your home can impact its value. However, age is just one of many factors that will have an effect. An older home may be perceived as needing more work and maintenance, but if you’ve kept up with repairs or done any renovations, this will increase its value. Appraisals can come in above or below the list price or offer price for a property, and where it falls depends on many factors. Those include the condition of the property, the location, and the age of the home, but often, the condition of the market is the biggest determining factor. Where demand is high for properties, buyers compete with each other for homes, which tends to drive up offer prices above where appraisals come in. Where demand is low, you’ll often see the opposite happening.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal. 

In addition to protecting lenders from risk, appraisals also protect buyers’ investments. As such, it isn’t typically recommended for buyers to skip appraisals.

In most cases, installing a tennis court on your property will drive up your property taxes. Property taxes are determined, in part, based on improvements made to your property, which includes anything with a permanent foundation. Since most home tennis courts include a large concrete foundation, your property taxes will likely increase following the installation. A general rule of thumb is that if your project requires permits—like for a foundation or fencing for a tennis court—then your property taxes will be affected.

The cost to appraise a home depends on the type. Common types include:

  • Single-family homes: $300–$400

  • FHA or VA single-family homes: $400–$500

  • Condominium: $300–$500

  • Multi-family home: $500–$1,000
