"I found the right construction company! Before I retired I was in the construction business for 30+ years. The work this company did for me at my house is top notch. They were great in every respect. Expert at what they do, amazing attention to detail, clean up after themselves every day, and they went above and beyond in terms of taking care of and fixing things that weren?t necessarily in the estimate. After they finished the roof we had a small separate project dealing with repair to portions of the stucco that covers the house. They corrected areas that were pulling away from the house so it is now structurally sound and blended those areas to match the original stucco beautifully. Kind, respectful, timely, experienced, dependable. I could go on. Completely and thoroughly satisfied. Highly recommend."

Roofing questions, answered by experts

A roof pitch multiplier is an accurate way to calculate roof square footage, and it’s handy for purchasing the correct amount of materials. To determine your roof pitch multiplier, you'll need to calculate the roof slope, square it, and add it to 144. Next, find the square root of the total and divide it by 12. The answer is your roof pitch multiplier. Once you know the roof pitch multiplier, multiply it by the total square feet of your building to determine the total roof surface area.

To cap off a chimney flue, start by measuring its width, length, and diameter, if it’s circular. Purchase a cap that fits the flue, and decide whether you want a temporary or permanent model. Then, slide or insert the cap onto the flue and secure it with a screwdriver. Be sure to avoid over-tightening the screws to prevent chimney damage.

Whether or not the terms of your roofing estimate are negotiable depends on the contractor. Some professional roofers will be willing to budge on labor fees to some extent, while others will simply walk away from the potential work rather than lower their fees. In most cases, it’s best not to negotiate the terms, as lower labor charges could lead to your contractor cutting corners. Material costs aren’t negotiable, but you could purchase them yourself to try to save on delivery fees and markups.

Technically speaking, yes, verbal agreements and “handshake deals” can be legally binding contracts that will hold up in court, but the suing party will need to be able to prove that the parties entered into the contract. Even though verbal and handshake deals can be binding, it’s risky to rely on these types of agreements for anything, including roofing projects. Always aim to get your contract in writing, and make sure it includes all terms and that you don’t agree to additional terms that don’t appear in the contract.

The most common defect in a flat roof is leaking. Flat roofs have minimal slope, so water pools more readily on a flat roof than on a sloped roof, and the risk of the waterproof membrane failing increases with exposure. Tears and punctures from foot traffic and blown debris are other common problems, especially with single-ply roofing membranes like TPO and EPDM roofs.
