Whether you should resurface or replace your asphalt driveway heavily depends on its condition. Instead of a set number of types, asphalt comes in variations designed for different needs. Some are categorized by temperature—hot mix, warm mix, and cold mix. Others are sorted by composition, like dense-graded, gap-graded (such as Stone Matrix Asphalt), porous, and mastic asphalt. There are also modified versions with added compounds like polymers, rubber, or emulsions. Instead of focusing on a number, it may be more useful to understand how contractors customize asphalt for durability, climate, and traffic conditions.

Maintaining a driveway depends on the material your driveway is made of. Concrete and asphalt should be sealed to protect against water and freeze-thaw cycles. Cracks and expansion joints should be filled with a flexible polyurethane caulk or asphalt sealer. Before you apply a sealant to your driveway, consider pressure washing the surface. It will take off any loose sealant and any grime that might have caused a stain. Sealing over dirt and stains will trap it under the sealer.

If you live in colder climates, consider using sand rather than salt to de-ice. Sand helps melt the snow and ice without speeding up the freezing and unthawing process of your driveway, which helps prevent cracks from forming from the constant fluctuation of temperatures.

Plan to seal your driveway between late spring (after the rains have slowed) and early fall, or when temperatures are 55 degrees Fahrenheit or higher. A warmer environment helps the sealant bond with the driveway. To ensure your driveway cures correctly, you should make sure no rain is in the forecast for at least 48 hours after sealing.
