There are many things to look for when buying a brick house. Here are some of the key things you should pay close attention to.

  • Lintels: Look for cracks, holes, displacement, or corrosion

  • Mortar: Check to see if the mortar is old and crumbling, in need of repointing, or new. Also check to see if the mortar has a professional finish.

  • Walls: Check along each side of the house. If a wall is bowing outward, this indicates a severe issue such as foundation damage or that the walls are ready to fall.

  • Cracks: If there are stair step cracks in the brickwork, this indicates an unstable foundation.

An inspection to look for damper handles is the best way to know if your house has dampers in the ducts. Not all homes have them, as some home builders may try to save money on the construction by leaving dampers out of the ducts. You can install them yourself later if desired, but you may have to do quite a bit of work and take on a partial air duct replacement cost, which could be $1,000 or more.

Asbestos is commonly found in certain older homes, depending on the time period in which they were built. Asbestos use in home construction began in the 1920s and peaked after World War II before being limited by legislation in the ’70s, so a house constructed in 1880 is unlikely to contain asbestos, while one built in 1950 is much more likely to. Research a home’s history to determine the time period when it was built and any renovations made since.

Any unexplained smell in your house should be investigated. However, some home odors are "red flag" worrisome because they pose immediate health and safety risks. Odors should be taken seriously when accompanied by headaches, nausea, or lightheadedness. If you smell an egg-like aroma, this is probably natural gas. You should leave the home immediately, and  contact your gas company.  

If you intend to do the majority of the work yourself, you can pay to hire an architect or a structural engineer to ensure your home remains structurally sound. They can help with the planning to make sure everything is up to code and safe for your family. On the other hand, if you’re not sure your home will be completely safe when you’ve completed the project, let a pro do the job.
