We are real estate developers in Westchester County, NY. We design and build communities from scratch in addition to construction of individual homes.

"Shoddy, rushed work. The list of problems we had goes on and on: - HVAC installed incorrectly (both units). - A/C units installed directly on the ground, leading them to tilt - Frozen pipes due to lack of insulation (bare pipes exposed in the garage) - Constant leaks in plumbing - Scratched cabinets after they had been installed incorrectly - Refusal to install drains in the driveway leads to flooding and icing in front of the garage - Water main installed incorrectly, so we had a leak that damaged the foundation - Improperly installed garage doors It is also important to note that in each of these cases, their first reaction was to blame us or tell us, "It's not a problem." For example, the shower in our master bath was leaking and the plumber said, "It's supposed to do that." When our dining room ceiling started to flake and show signs of leaks from the upstairs bathroom, we were told that most likely we filled the tub too much and then got into the tub and made it overflow. It turns out there was an improperly installed valve. They do not stand behind their work. They use the cheapest material unless you overpay ($11 light fixtures in the master bath). Installing a ceiling-fan capable box instead of a standard box was an additional $200 - for a $15 box. They did come back to fix some of these things, but in most cases, the problems persisted until they'd come back several times. This evidently led to us being "difficult" as they simply stopped responding. We wrote letters, called, and even went to the office in person. They finally scheduled an appointment to come look at issues, but never showed up and never responded. They just ghosted us. They should just do things right the first time. My impression is that they are trying to build your house as quickly as possible for the least amount of cost to them. This leads to shoddy workmanship and lower quality materials."

Generator Install questions, answered by experts

In most cases, there are no tax credits available for home generators. However, that’s a general statement that applies to federal tax credits, so you might have access to state or local tax incentives. You can check the Database of State Incentives for Renewables & Efficiency (DSIRE) for more information about your area. If you hire a reliable home generator installer, they should also know if there are any state or local perks you can use to reduce your installation costs, including tax breaks and rebates.

You can determine what size generator you need for a transfer switch by matching the switch to the largest outlet on your generator. Larger generators can power up to 10 circuits, while most 5,000-watt generators can provide power to six circuits. So, if your generator’s largest outlet is 30 amps, you’ll need a 30-amp transfer switch.

Here’s what you can run with different wattages and types of generators:

Portable generator:

  • 2,000 watts can handle a large appliance like a freezer or refrigerator, plus a few smaller items like phones or computer chargers.

  • 4,000 watts will keep two large appliances operating and a few smaller devices.

  • 8,000 watts should power most essential appliances and other devices, including a sump pump, well pump, or your dishwasher.

Partial to whole-house generator:

  • 20,000 watts and above will make it seem like your home’s power is still on.

If your home already has a grinder pump and you’re still noticing issues (like frequently clogged toilets and sinks), it could be time to upgrade your grinder pump. Start by checking your existing horsepower. If there are four or fewer people living in your home, using a 1/2-horsepower grinder pump should be sufficient. Larger households should consider investing in a 1-horsepower grinder pump to maximize wastewater removal efforts.

You can determine what size generator you need by listing the various appliances it will power during an outage. Write down the start-up watt usage, and then add them all together.

A 7,500-watt generator will run your refrigerator, freezer, well pump, and lighting circuits without a problem. However, you’ll need an extra 3,000 to 4,500 watts to run your water heater and another 5,000 to 25,000 watts to run your electric furnace. In these instances, a whole-home generator is your best bet for running your critical equipment.
