I am a New York State licensed Architect experienced in residential and commercial projects. My fees start at $500 for signed drawings, then it's goes up from there with depending on project size, complexity and number of site visits just to give you an idea. Generally my professional rate works out to be about $50/hr. For design renderings, my fees start at $200 and go up depending on time and complexity, but generally work out to about $30/hr. I am a sole proprietorship with little overhead and because of that, I have very low prices compared to bigger residential firms out there. I also have a flexible schedule to get projects out in a reasonable timeframe. If you need assistance with designing your project or getting ot approved by the town, please contact me and I will get started right away!

"We decided to explore the idea of adding a covering to our deck this year, and consulted with Robert Szudzik as to what options we would have. He was honest and upfront in noting that our best option would be to remove the deck to allow for better space and clearance. We did just that, and had a concrete pad poured in its place, which gave us a larger template to work with. Given the recent events, many contractors were not available, so we decided to work on this build ourselves. Having some technical background but not as a GC, Robert's drawings helped us greatly in obtaining the necessary town permits, composing a materials list & building the structure to code. He was available to discuss questions as they came up, and offered helpful solutions when we ran into potential roadblocks. I'd highly recommend Robert Szudzik for residential or commercial projects."

Sliding garage doors aren’t popular because when they can be inconvenient—they require you to leave your car—if they’re manual. Garage doors with extension springs always require two springs—if one extension spring is broken or otherwise failing, the garage door may open unevenly and could pose a hazard if the remaining spring fails.

Garage door sensors should be installed on each side of the door, typically six inches off of the ground. The sensors communicate through an infrared beam, so they need to face each other directly for the system to work properly. Make sure they’re level and aligned, and keep the area around them clear. If they’re too high or out of alignment, your garage door won’t function properly.

If your garage door seems to freeze every winter, you can try rubbing silicone spray or petroleum jelly around the edges and rollers of the garage door. However, it’s a good idea to avoid direct application of silicone sprays like WD40 to rubber edges, which could damage them over time. A garage door that frequently freezes shut could need a full replacement, especially if it’s showing signs of rust or other wear and tear.

The most common garage door material is aluminum, but the best material for you depends on your budget and location. Wood is the most expensive to repair but tends to add the most curb appeal, while fiberglass or composite doors cost less to fix.

Aluminum won’t rust, so it’s a great option if you live somewhere humid or rainy. Steel doors are durable but are prone to rust. If you live somewhere with extreme temperatures, hot or cold, you might opt for fiberglass, which won’t split if the temperatures skyrocket or drop below freezing.
