"4 years ago we performed a major renovation of the main floor of our house with the intent understanding that some dips in the subfloor would be corrected before a new wooden floor was placed. For 4 years weve been living with the fact that the original contractor never performed his job correctly and we finally decided to call Structural MD to see if anything could be done. George and his foreman Chris are really fantastic. They were able to correct the problem from the basement. The job probably took longer than they expected but that didn't stop them from doing it correctly. They reset a main beam of the house, removed a lally column, shimmed joists and built a retaining wall. The original problem which was deemed cosmetic and not truly structural is now 99% corrected which is something we thought could never be done especially after past mistakes by other contractors. The first floor feels flat and solid and the damage that this sort of intervention could have done was actually minimal (minor crack). I cant say enough about this team and how well they work together. I highly recommend them for any structural home issues."

"Joe designed a beautiful family room addition to expand our Cape Cod style home. His design integrated the new room beautifully into the existing house and it looks like it was always there.  All of the builders who bid on his design remarked how detailed and complete his plans were. I would use him again without hesitation. A really good architect and a heck of a nice guy.

"Cigano identified a number of important changes to my architectural drawings to strengthen my structure (a car port). The changes recommended and implemented to my plans ensured my Town would issue a building permit. The Town had rejected my initial drawings and required its review and approval by a structural engineer or architect. Cigano really came through and its owner was easy to work with and highly professional. I would highly recommend Cigano."

Customers say: Quick response

"I had a very good experience working with Vince. He did the drawings for a master bedroom suite addition to my home, as well as an addition to our ktichen for a breakfast/dining nook. He was very thorough and my contractor had no problems with the drawings, so far. Hopefully, the work will be starting in the coming weeks."

"They were excellent. They quickly made a draft that only needed 3 minor adjustments. The final product was exactly what I needed. They referred me to a structural engineer for review. The whole process took half of the time that they initially estimated. I would definitely use them again."

Structural Engineering questions, answered by experts

No, squeaky floors do not always mean there is structural damage. The noise is often caused by friction from issues like loose floorboards, gaps between the subfloor and joists, or loose subflooring. While many squeaks are harmless, persistent or worsening noise could indicate a more severe problem. If you notice other signs of structural damage—such as soft or sagging floors, cracks running from the wall to the ceiling, or horizontal cracks in your foundation—it's best to have a professional inspect your floor to determine the root cause.

No, beams are the primary load-bearers for flooring or roofing systems, and they distribute the weight of the structure to your foundational supports, while joists bear far less weight and distribute their loads to the beams. Beams are usually thicker and longer, and they have support posts or foundation walls beneath them for support.

Water can seep into porous materials like wood beams, floor joists, and roof rafters within minutes, but they’ll need to see prolonged exposure before you have structural damage. Mold can start growing within 24 hours, and mold can eat away at the structural components over time. Wood rot is more of a concern, though. Wet and dry rot are fungal infections that set in in moist conditions and rapidly deteriorate wood, causing major structural damage within just a few months in some cases.

Structural engineers draw structural plans, which include detailed drawings of the structural components of a home only. Complete house plans will require additional work from an architect or draftsperson, whose drawings will take the structural drawings into account. They’ll also include more details about the finishing materials and layout of a home, including everything from roofing and flooring materials to the position of furniture, light fixtures, switches, and plumbing fixtures.

Signs of structural damage include foundation cracks, roof leaks, bouncy floors, crumbling concrete, and cracked or leaning chimneys. Structural damage can make itself apparent in various ways, and sometimes, there may not be obvious signs. Inspect your foundation and roof annually to stay ahead of potentially serious structural problems.
