I chose Shupenko Engineering Inc because they only performed engineering services and no remediation. There was no conflict of interest.
Mr. Shupenko arrived on time at 9:00 AM on 4/22/15. The analysis took approximately 26 minutes. He walked around the house looking at the cracks in the concrete foundation. He then proceeded inside to review the cracks in the walls and he also asked to see the attic. He indicated that he would provide a detailed report of his analysis within three days. He said that his services would cost between $350.00 - $400.00, depending on how long he was there. Actually, I thought it would be less, since he was only there 26 minutes.
However, he went through the house and looked at all the areas of concern. He put me at ease by indicating that I did not have structural damage. The winter of 2015 was very severe in the North East. A lot of the problems I was seeing (cracks in wall, 1/8 inch) were normal due to expansion and contraction due to ice damning. The openings would close once the weather got warmer....and they have. One of the main concerns that I had was water coming into my living room window during the winter freeze. No water comes in when it rains. It only came in during the winter during the freezing. I wanted to know why and a solution so as not to deal with this again. Mr. Shupenko indicated he would send me a bill and the report.
I received the report on 5/1/15. It was very detailed with pictures, analysis, and recommendations/suggestions. I was very pleased with the report.
Thanks to Mr. Shupenko for a good job!
I am so glad that we waited for Mr. Shupenko. He came out two weeks later on June 19th and spent approximately two hours inspecting the property and speaking with my husband and I. He took pictures, asked many questions and before leaving provided us with helpful but serious comments about the condition of the foundation. The next day he called and then followed-up with an an e-mail advising us that our foundation posed severe problems and that we should begin to make other living arrangements. The e-mail briefly summarized the problems, the possible cause and a warning that we should vacate the premises until temporary supports could be designed and installed.
We received a detailed report two days later. The news was ominous, but his analysis was fully supported. The report detailed the problem and the possible cause. He also recommended the approach we should take to begin resolving the situation. He indicated that his company did not have the expertise to perform certain work that needed to be done, but he provided three referrels. The report also recommended that we obtain an attorney due to the high potential cost to remedy the situation.
I cannot say enough great things about Mr. Shupenko. The most important of which is he is a caring, very knowledgeable professional and one whom you can trust.
I would definitely recommend Tony to all!
He arrived at the property early and did a thorough inspection of the home, garage, and grounds over roughly three hours, including radon testing. While on site he was friendly and professional, answered any questions that I asked, and was willing to perform additional checks if I asked and it was feasible to do so. Two days later I received a 31 page inspection report, including major concerns about the electrical, the deck, and the roof. (It is never good to see the phrase ?fire hazards? as it relates to the electrical panel.) The radon test arrived about a week after the initial inspection. He answered any email inquiries about the report patiently and promptly. Thanks to the inspection I was able to obtain concessions from the seller for repairs and ultimately bought the house.
Before moving in I had the electrical repairs performed. The electricians confirmed all the issues on the inspection report and found even more issues that could only be detected when the panel was being removed for replacement. The peace of mind is priceless. I also had the deck repaired and the carpenter confirmed the inspection report issues as well.
He costs more but you get your money?s worth.
NOTE: The terminate inspection was performed by a separate vendor that Shupenko selected. It was an additional fee not included in his fee.
I called several home inspectors, and all seemed nice and responded but Tony not only tried to discuss the problem over the phone, but also made himself available with literally a 2 hour notice. Also, he was available via text message which makes organizing SO much easier. (But he probably doesn't want his phone flooded with texts, so I'd recommend to try calling first!)
Once there, Tony did his thing with his old school tool and gathered us all for the outcome.
He carefully explained what was and was not an issue (and eased our minds) and though he couldn't give exact quotes, he let us know what type of project we'd be getting into. He also is careful not to be contracted for the work because then his opinion would be tainted for 'Trying to fish for work' so to speak. We had many questions, and he was so understanding. Also when trying to explain to current owners what type of work we'd be looking for, Tony was quick with an analogy to help me explain myself! (He loves analogies!)
Overall, Tony was great and if I was building a house or in any capacity would use him again! There's a reason why there's so many reviews here, so if possible, hold out for Tony because he's worth it!
On inspection day, we arrived to the house to find Tony already there. Tony was VERY thorough and was professional at every step. His thoroughness was evident immediately as he went up onto the roof and into crawl spaces looking for potential issues (and boy did he find them). He was also incredibly knowledgeable. He was off the next day (July 4th) and said we would have the report the next day--I believe we received the report early that next day. He provided an amazingly thorough report, with color pictures and descriptions. We had radon testing done and when he went back to pick up the canisters, he tried to find access to another crawlspace he suspected was there when he was writing up the report and realized he didn't get to inspect it. He wrote us a follow up letter to let us know he was unable to access it and wanted to advise us on the potential problems that could be there.
Based on his assessment of the home and discovery of some MAJOR structural damage, it was more than what we had wanted to take on. We had decided to "dodge the bullet" and back out of the sale.
We would definitely recommend Tony to anyone interested in buying a home. We plan to call him again to inspect our next potential home. We definitely think his quality of work is well worth the price and our peace of mind in the home we buy.
