Jim and his crew showed up on time but straight away said they weren't prepared to remove the staples and nailstrips; that would cost extra. He also said the thresholds would cost more and that there was too much water damage to use the sandless technique. We would have to sand the whole floor down. There were about five water stains on all the floors, one of which (between the kitchen and dining room) was pretty bad, but the rest seemed manageable. To clarify, my father-in-law let Jim and his crew in because I was work, but I spoke to Jim later that day.
I agreed that all of these stains would need sanding but they covered maybe 5% of the total floorspace but he said the whole floor would need sanding and refinishing. I presume that this was because you couldn't match colors or finish between the sanded and sandless areas. I could accept this, except this wasn't what I was told during the initial quote. To make matters worse, when I was clarifying why we couldn't use the sandless technique for the undamaged parts of the floor Jim told me "Well, how did you expect those water stains to disappear - magic?" He was clearly being a smart-a** and I thought that was uncalled-for. As the customer, I feel I have the right to ask questions when I'm paying thousands of dollars, but he obviously felt otherwise.
Jim gave me a quote to sand and finish all the floors, remove the nailstrips and staples, fill the holes and install quarterround molding and thresholds. It came to $2,100. I thought this was reasonable except he told me he couldn't do the work for another three weeks. This meant I would have to move in and then take all my furniture out again for him to do the work.
He apologized for the misunderstanding but he wouldn't adjust his schedule to minimize inconvenience to me. He didn't offer any kind of discount to ameliorate me or smooth things over. He was completely inflexible: here's the price and here's when I can do it, take it or leave it. This inflexibility and his sarcastic comment earlier made this an easy decision for me. I paid him $200 for removing the nailstrips and staples and was done with him. My father-in-law noted the times Jim and his crew worked on the floor and it was right at an hour.
I moved into my house several days after Mr. Sandless screwed this job up. Because of this company's incompetence, I had to move my furniture into storage so that the floors would be clear for the next contractor to actually do the work. Every time I moved a piece of furniture knowing I would have to move it again, I got more and more angry at Mr. Sandless.
Clearly all these problems came down to a lack of communication between David, who provides the estimates, and Jim who actually does the work. I accept my share of responsibility for not ensuring the estimate/contract didn't cover everything David and I discussed, but then again, that hasn't been a problem with the other six contractors I've worked with. I'm even willing to accept that I may have been mistaken on some of the work quoted, but I clearly remember David said it would be better for his guys to remove any nails and staples and that they would fill the resulting holes. I also know he said they could transition between the sandless technique and traditional sanding the same day; that's the whole reason I chose Mr. Sandless over their competitors.
All-in-all this was a very disappointing experience and the first time a firm with a good rating on Angie's List has let me down. It's a shame because I liked the idea of the sandless method. Even after the initial confusion, I would've still been willing to hire them to do the work but the manner in which Jim dealt with the situation was unprofessional and ultimately cost him the business. I'll never work with them again.
Update: Having read the response below, I felt I had to update this review. As I stated above, what transpired between Mr. Sandless and me regarding my floors was clearly a result of a lack of communication within their firm, and I accept that these things happen. What I don't accept, however, and what has caused me to re-appraise their professionalism, is when someone calls me a liar to move the responsibility away from themselves. I spoke to Jim the day of the job and discussed the job. He was still frustrated from what had happened and was defensive and sarcastic when he spoke to me. I distinctly remember him saying to me "Well, how did you expect those water stains to disappear - magic?" because I had to bite my tongue in order to maintain my composure. For him to say to David that he never said anything like this is a bold-face lie and further evidence of why you should not have anything to do with this company. I'm glad I got out before they ever actually did any work. I dread to think what would happen if I had a complaint about something they did."},"url":"https://www.angi.com/companylist/us/va/fairfax/mr-sandless-of-northern-virginia-reviews-2057177.htm"},"position":8},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"F/X DESIGN","address":{"@type":"PostalAddress","addressRegion":"NH","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Carol F."},"reviewBody":"Mark placed sand and tree stumps under the foundation. The foundation froze last winter causing floor to heave up which pushed lally columns up to the third floor through the roof. He also placed our water line only 2 1/2 feet down using a sprinkler system pipe (this would have froze if we didn't dig it up in time). Mark also charged another customer to remove the contents of his leach field which Mark brought to our house and used for fill (which stunk pretty bad for a long time). We had to have the house jacked up, the foundation jackhammered, remove all the concrete, dig out sand and tree stumps, and have the foundation floor repoured. We also had to have the water line reinstalled 5 feet down. All this work had to be paid for all over again to someone else. Mark promised to fix everything but never showed up or returned our phone calls. He does not have the excavation experience -- he has no clue what he is doing. WATCH OUT AND STAY AWAY FROM THIS ONE!"},"url":"https://www.angi.com/companylist/us/nh/rumney/fx-design-reviews-452273.htm"},"position":9}]}

They did a great job refinishing our floors. Some spots are not perfect given that the floors are 40 years old but overall we are very pleased with Landry's quality and at reasonable prices. I primarily dealt with Emery who was very professional and responsive which I very much appreciate.

The cost to refinish hardwood floors is $1,900 on average, ranging from $600 to $4,500, depending on the area size, the floor’s condition, the type of wood, the type of coating, and the refinishing method. Traditional refinishing includes sanding the floors, which can be very dusty and costs about $3 to $8 per square foot. Dustless refinishing uses a vacuum to collect dust during the sanding process, reducing the amount of dust produced, and costs about $5 to $8 per square foot.
You should aim to hire a professional floor cleaner once or twice per year to remove any set-in stains, resolve scratches, and make your floors look shiny and new again. If you have a bustling household with many children, pets, or severe allergies, having your floors cleaned four times per year is worth the investment to maintain the integrity of your flooring. Don’t forget to prioritize cleaning your floors yourself in between professional cleanings, too.
The cost to install hardwood flooring is about $4,800 on average, ranging from about $1,000 to $12,000. Nationally, the average cost to install hardwood floors ranges from $6 to $12 per square foot for labor and materials. High-end woods and large spaces may cost $13 to $25 per square foot.
Additional cost factors include:
Square footage of the area
Type of wood
Preparation requirements
Type of finish
Location
Floor style and pattern
Plank thickness
Wood grade, color, and grain
It’s time to refinish your hardwood floors when they show signs of age that diminish their overall appearance and function. A few surefire signals that you should consider refinishing your hardwood floors include:
Gouges, scrapes, deep scratches, and dents over a significant area
Discoloration from stains or sun exposure
Water damage causing rotting, warping, or bowing
Weak, spongy, or soft spots in the floor indicating damaged subflooring
Dull and worn appearance across most of the floor
The cost for professional floor cleaning is $250 on average. This cost can range from $100 to $1,500, depending on the type of flooring and its square footage.
For example, natural stone flooring requires specialized techniques and care, so you'll spend closer to the higher end of the cost range. The cost of cleaning tile and grout is more cost-effective, where you'll pay an average of $0.50 to $3.50per square foot.
