I am a small construction company with myself and three other employee's, I do all aspects of the jobs. except, Plumbing, Electrical, Excavation, and H.V.A.C., and Plastering, which I provide the contractors for. Billing procedures, usually are 1/3 at the start, 1/3 mid point and final payment upon completion of the project. I am fully licensed and insured.

Wood, steel, fiberglass, and aluminum are among the top building materials for a garage. Wood is highly customizable, naturally insulative, and durable in mild climates but can be expensive. Steel is lightweight, low-maintenance, and cost-effective, but it’s susceptible to rust. You can’t add home addition costs to an existing mortgage, but you can include them in a new mortgage if you take out a rehab loan. Rehab loans—FHA-backed 203k loans and conventional rehab loans—are for more than the value of a property, and the excess is meant to cover the cost of a renovation or home addition.

A prefab, or prefabricated garage, requires far less construction work than one with a foundation and frame, but it’s not nearly as desirable and may not be a worthwhile option. A prefabricated garage won’t be as durable or long-lasting, and it doesn’t provide the same protection for your belongings and vehicles. Plus, you can use a standard garage for more uses—like living space—whereas a prefab garage only serves as a space for storage. Lastly, building a traditional garage will add to your home value, while a prefab garage usually won’t.

Contractors may require a down payment before they begin a project—especially for those that require a lot of materials. Check with your contractor to see how much they require up front before signing a contract, but they should not ask for more than 50%. Never pay in full before work begins.

Installing new HVAC can increase a home’s value by 5% to 7%. While installing a mini-split unit in the garage may not offer that much of a boost to the home value, it is a lower-cost option than installing a more traditional cooling system in the garage. Plus, if a cooler garage allows you to spend more time in the space doing tasks you enjoy, it makes the investment worthwhile.
