"After doing research and talking with the Roof Maxx dealer in our area, we decided to have our house and garage roofs treated with Roof Maxx. Financially, it made sense to do what we can to maintain the asphalt shingles on our roofs with Roof Maxx plant based oil treatment. Environmentally it made sense because shingles that last longer donâ t become more waste dumped into landfills. In addition, the roof inspection and repair of loose shingles, made us feel that our roof would be in excellent shape going forward. Scheduling appointments with the Roof Maxx dealer in our area was easy. Customer service was excellent. Emplyees took time to answer questions and explain the process. Everyone we talked to was professional and knowledgeable about the Roof Maxx product. All in all our experience with Roof Maxx was overwhelmingly positive."

"Alessandra came to my home earlier this month to take care of my house roof and gutters and was amazing to work with! She made a special second trip out to meet with me to add on my garage roof. Everything has been very easy so far. She gave me all of my options and helped me build my dream package for my home. I would definitely work with her again in the future!"

Roofing questions, answered by experts

Architectural shingles typically last between 20 and 30 years. While some manufacturers provide warranties for 30 to 50 years, particularly for extreme weather, achieving such a long lifespan is uncommon. The actual life of your shingles can be shorter if you live in an area prone to strong winds, hailstorms, or other severe weather. To avoid the risk of roof failure and costly water damage from leaks, it is recommended to replace your roof before it reaches the end of its expected life. Scheduling regular roof inspections every few years is a good way to assess your roof's condition and determine the best timeline for replacement.

A metal roof can last anywhere from 15 to over 100 years, with an average of 50 years, depending on the material, installation, and environment. The specific metal is a key factor: aluminum roofs may last 20 to 45 years, while steel can last 30 to 60 years. Tin can last for up to 75 years, and more durable options like zinc, stainless steel, and copper can last from 80 to over 100 years. Factors that can shorten a metal roof's lifespan include living in a coastal region with corrosive salt air, improper installation (such as laying over old shingles), and failing to inspect and replace fasteners, which may wear out before the panels.

Replacing older chimneys or fireplaces, like wood-burning stoves, with something more eco-friendly can actually increase the value of your home. Some homeowners opt to remove chimneys as they pursue LEED certification, which may also increase the value of your home. But in general, many potential buyers actually look for operational fireplaces in homes, so removing a chimney and fireplace could decrease your home’s value by up to $5,000.

While a few icicles on your roof are standard, a large accumulation can be a sign of a bigger problem, such as poor insulation. This is particularly true if you are also dealing with ice dams. If you have numerous large icicles, it is recommended to have a roofing contractor diagnose potential insulation issues and create a plan to solve them.

The purchase price of 3-tab shingles is less than that of other material varieties, such as architectural shingles. However, 3-tab shingles generally last far fewer years than even the least expensive architectural ones. Other roofing types, such as metal or clay, also cost more than 3-tab shingles. However, if you plan to stay in your home for many years, the long-term cost of any of these options can compete with 3-tabs because of their longevity.
