"They were an extremely honest and quick moving company. From the agent that scheduled our appointments to the inspectors that showed up, they were all above and beyond. The word "thorough" is an understatement. I wouldnt be surprised if that man inspected every single INDIVIDUAL brick on that house. He was kind, well spoken and seemed to genuinely care about what he was doing. Because of their incredible work ethic, they ended up saving us from making the worst decision of our lives. As I stated, he was brutally (but still professionally) honest with us... And it was a breath of fresh air to have somebody SO educated on our side to not only show us the facts but to also share their personal/knowledgeable opinions with us. I would recommend this company to ANYONE who is looking to purchase a home. These guys seriously won't let you down."

Home Inspection questions, answered by experts

Yes, a seller is legally required to disclose any known fire damage when selling a house, including damages that were repaired. That includes damages to structural components and all major systems, as well as water damage, chemical damage, and smoke damage related to the fire. Sellers use a property disclosure statement, which is regulated by each state individually, to disclose fire damage.

If your home has a forced-air HVAC system, it will also have HVAC duct parts. Air ducts are connected to an HVAC unit and deliver heated or cooled air to each room; your heating and AC wouldn’t work without ductwork.

However, if your house has a boiler or radiator system for heating and doesn’t have central AC, you probably don’t have ductwork installed.

Hiring a structural engineer who inspects foundations is the best way to find out if your foundation is up to code. These pros know building codes in and out and can inspect your foundation and prepare a report detailing anything that doesn’t meet code. A structural engineer can also recommend fixes for any problems they spot—you’ll just need to hire a foundation contractor to do the work.

The foundation, roof, and the home’s major systems (electrical, plumbing, HVAC) will take the longest to inspect since problems with any of these areas can point to safety or structural issues. An attic inspection or basement inspection may also take extra time to complete so the inspector can look for signs of moisture damage, mold, or pest problems, all of which are common in these spaces.

Depending on your state, a home inspector may need a license. All states and the District of Columbia require home inspectors to undergo training. However, some states (such as New York, Texas, Washington, and Illinois) require state-issued licenses while others (including California, Colorado, Pennsylvania, and Virginia) do not.

Other professional certifications include the American Society of Home Inspectors (ASHI) certification, the International Association of Certified Home Inspectors (InterNACHI) certification, and the National Home Inspector Examination. Inspectors can also receive certifications in specialized areas. These can include structural specialties, like chimneys, swimming pools, or septic systems, as well as specific issues like mold, pests, or radon gas. Whatever your situation, make sure your home inspector is certified to handle it.
