"Excellent Service and Quality from Dependable Painting. We have a large vertical wood sided contemporary house. This is the best crew that has ever painted our house. They truly do treat our house like they would want their house painted. I watched Carlos paint and he very carefully paints the intricate trim in our house. And we have never hired a painter that did not leave a drop of paint on the floor or ground. The found some damage on our house and fixed the damage for far less than a handyman quoted us. Honestly, they know what they are doing. February is usually not our rainy season but they worked around the cold, wind and rain. I highly recommend Dependable Painting and Improvements and I would hire them again and again."

Interior Painting questions, answered by experts

Scrape softened caulk with a putty knife or slice hardened caulk with a utility knife. Hard-to-remove caulk generally requires more time exposed to a softening solution, like a commercial product or rubbing alcohol. A few hours to a day later, the softened caulk will come off with the help of common household tools. In many cases, you can grab needle-nosed pliers for caulk with multiple old layers and pull the material off its base.

Professional lead-paint abatement companies use a variety of methods to remove lead-based paint, depending on each particular situation. Some of the most common methods include:

  • Total removal: $8–$17 per square foot

  • Demolition and replacement: $1,000–$15,000 per project

  • Encapsulation: $4 per square foot

  • Enclosure: $10 per square foot

  • Chemical stripping: $10–$17 per square foot

Penetrating sealer seeps into concrete pores to protect it from moisture and staining, cracking, and mold caused by water. This means you cannot remove penetrating sealers like topical sealers. The good news is that penetrating sealant doesn’t have to be removed before resealing, as most topical sealers must. Instead, you’ll want to buy a compatible penetrating sealant (often the same kind already in the concrete) and apply it. Always follow the manufacturer’s instructions.

While a pressure washer is certainly powerful enough to remove old and peeling paint, this is not a great idea to do yourself. The pressure washer is so powerful that you could actually damage the walls as you strip away the paint. It’s best to leave paint stripping to the pros.

Yes, you can pressure wash epoxy floors, but you must take precautions to avoid damaging the surface. While most epoxy floors can be cleaned with a mop, you might choose to pressure wash if the floor is stained, has ground-in dirt, or is covered with mold or mildew. To do so safely, first soak any stains or dirty areas with a gentle cleanser. Use a lower pressure setting with a gentle nozzle, such as a green, white, or black tip, or a 45-degree angled tip. Keep the spray nozzle at least 18 inches away from the floor to protect the surface. Using a surface cleaner attachment or a rotary scrubber can also help prevent overspray. Be cautious if using a power washer that heats the water, as the combination of heat and pressure may be too powerful and could damage the epoxy coating.
