"I had a flood for the first time in the crawlspace and basement. I called Regional Foundation & Crawlspace Repair to come out. They wanted 27K for crawlspace encapsulation, that was too much and I could do most the work myself. I instead paid them $5,000.00 to bury a geodrain and install a triple safe sump pump system. This is the job they did, they installed the sump pumps at the 3rd to lowest point in the crawlspace and this geodrain goes back and forth from uphill to downhill. The lowest point still allows water to flood downstairs. They also cracked a chunk of my foundation at the point of sump pumps egress. Outside they just threw rocks on ground were the water comes out and can get back into the ground to reenter the crawlspace. They got 1 star because the people were nice, their job was not. Update as of 4/23/2024 they contacted me and said they wanted to make sure everything was good. A Girl and guy came out and noticed a couple things I didn't and said they would fix it that their company does not do work like that. They dug up all the previous geodrain and moved it to walls, tried to level out the drain and changed the location of the pumps and the drain outside. She had a really good work ethic and never took a break. The guy was on the other side of house and think he did good too. Everything they did looked professional and looks like they fixed everything. They had to come back today to finish the work today, but had three of them. It all looks good and they tested everything. They apologized about the old work and were not sure went wrong, but I don't have a negative view of the company now and am satisfied with the work they did. Just nocking one star for the under trained individuals that came the first time, the second crew was great!"

A sinking foundation can be lifted, most often by installing piers to re-level and support the weight of the house. Depending on the cause and extent of the sinking, other methods to lift a foundation include underpinning and mudjacking. Consult a foundation repair pro to determine the best way to lift your sinking foundation. 

Regularly inspecting your foundation—at least the visible sections—for signs of foundation issues like moisture and pest infestation is a good way to identify slab leaks early, as is keeping an eye and ear out for water damage to indoor building materials, above-average water bills, sounds of running water when no fixtures or appliances are on, and indoor humidity that causes the temperatures to feel more extreme. If you do find any issues, contact a plumber right away to check it out for you.

You can patch minor cracks and damage yourself using concrete fillers or mortar. Larger damage may require full replacement of affected slabs. However, water damage to your concrete will never disappear unless you address the root cause causing the water to cumulate. To prevent future damage, you can also waterproof your concrete.

Most of the time, normal foundation settling will present as thin cracks in the foundation and minor creaks in the floorboards. In contrast, you can identify foundation issues by wide or uneven foundation cracks, horizontal or step-shaped gaps on the foundation wall, or cracks that go around corners of your foundation. Foundation problems can also cause changes in your living area, like increased humidity, uneven or sloping floors, nail pops in drywall, countertops pulling away from the wall, and windows and doors getting stuck.
