We recently purchased a 2nd home on Lake James with an exterior that is 100% cedar.  The exterior was in serious need of cleaning and re-staining.  It had not been maintained; and, had a significant amount of mold staining and several areas of the trim had the original finish peeling off.

We contracted with Mike and Crystal to prep and re-stain the exterior of our home.  Throughout the process, Mike demonstrated thoroughness, competency and responsibility.  Mike and Crystal took personal responsibility to ensure they delivered a quality product.  Mike kept his commitments and did not compromise his work product even when faced with the stripping process taking more time than he expected.  He completed the project per the schedule he committed.

Mike demonstrated a high attention to detail in the finishing process and ensured the project was completed to my satisfaction.  The home looks beautiful...we could not be happier.

I solicited bids from several paint contractors and evaluated several before selecting Mike.  His pricing was very competitive versus several other contractors; but, I never observed where Mike cut corners.

I would definitely recommend MIke's Painting and will plan to use Mike again when we have painting needs.

At first I thought I may have been too picky, have too high of a standard, or just already mad, so nothing the company did would correct my thought process.  But then realized, that it was in fact Southern Leisure Builders that was the cause of my frustration.

When I first contacted them, they can out within a couple of days, provided a great presentation, said all of the right things, gave a good quote for the work, and made me feel comfortable to be spending $20,000. Steven did explain down payment, financing options, etc very well.

Steven told me and wrote on the paperwork that from the time ordered to time it was delivered it would be 8-12 weeks, and then a two day install.  Please keep in mind that I placed my order at the END of the summer, probably going into the ?slow season? for sun rooms.

The delivery did in fact take 12+ weeks.  The exact timing is in question, because I did make a change, but right up front, within the first 1-2 weeks.  No matter how you look at it, it was closer to the 12 week mark on the delivery schedule even during the winter months, fairly questionable.  I did not receive any updates or feedback during the 12 week waiting time unless I initiated contact.  I was able to talk to both Steven and Joe.

During the 12 week period, cement needed to be poured in order to extend the existing patio 4?.  The contractor was supposed to come out the day prior to Thanksgiving, and never showed.  I went to the office and asked Steven where the contractor was, his reply was ?he didn?t show up? I will get you an answer?.  The gentlemen showed up the day after Thanksgiving and when placing the borders threw the excess dirt on my landscaping bark, essentially ruining it.  Then left the dirt there over the weekend (I have dogs, so they tracked in the loose dirt every time they went outside).  One would think that the dirt was not going back into the form since concrete had to be poured, but did not haul it away, cover it with a tarp, etc.  Complete mess!

Upon delivery to the Jacksonville location, Steven still maintained that it would be a two day installation process.  They started on a Tuesday afternoon.  Based on the progress, I called Steven and asked ?are you sure two days, they didn?t get very far??.  I was assured two days!  When they finally finished on Saturday afternoon (yes, five days later), they left the yard a complete mess (metal shavings, torn up grass, and the construction sign still in the back yard).  When I called Steven he told me that it would be taken care of Monday.  What ?!?!  I have pets, and they can?t go outside with metal shavings in the yard, no grass seed placed down, hay/straw to keep it in place, etc.

I was assured that this was an isolated incident, and not a true indicator of their business practices and that once I started using the room, I would be so pleased, that I would forget the minor inconvenience of the install.  So, lets fast forward three months.  On the first day of the spring season, the temperature got to 85 degrees and I noticed separation between the walls and ceiling (improper caulking).  Wait!  I just spent $20k and not even on a North Carolina hot day, there is separation on the room that I would be so comfortable in, I wouldn?t remember the ?minor? inconvenience  of the installation, what a laugh!

So the first thing I do is to contact Steven via text on March 18th.  His reply was, I will come out and look and then get you on the schedule.  Here we are on April 6th and I have not seen Steven, been on the schedule, and still have problems with the room.

Your call, do you want to call Southern Leisure Builders?  I sincerely hope you have a better experience than I did!

Unfinished Carpentry questions, answered by experts

The best way to calculate framing costs is by basing your costs on the square footage of your home. On average, framing your home could cost anywhere between $7 and $16 per square foot.

To ensure you don’t go over budget, base your estimates on the higher end of the price range. If you know you’re going to use high-end materials or require a custom or complex build, you might even want to tack on an additional 5% of your budget.

While it is possible to build a wooden carport yourself, especially if you are skilled in carpentry, professional construction is recommended. Professionals ensure structural integrity, proper anchoring, correct alignment, and the use of quality materials for a stable and durable result.

House framing can be expensive because the materials are pricey, and the job requires a high level of expertise. The more complex the plans, the more expensive the job, but even the most basic frame needs to be installed with high-quality materials and precision. When pricing your home’s framework, remember that a sturdy frame is necessary to create a safe structure.

The cost to convert a carport into a garage averages about $22,000, ranging from about $15,000 and $55,000. Additional cost factors to consider include size, time of year, and how much of the carport you can reuse. Other cost factors include the kinds and amounts of materials used, such as:

  • Add insulation: $1 per square foot

  • Add drywall: $1–$3 per square foot

  • Add window: $450–$2,000 per window

  • Add outlets: $75–$500

  • Add garage door: $250–$11,200

  • Enclose framing: $5–$13 per square foot

  • Replace roofing: $1,000–$2,000

Converting a carport into a garage can vary in difficulty depending on its configuration, the condition of the foundation or slab, and its location relative to the house. The process has a lot in common with a home addition, but you can often skip non-essential finishes like fine flooring, trim work, or even drywall and HVAC. The conversion requires experience with drywall, insulation, and other building materials to ensure it’s done safely and correctly. While it might be possible for a DIYer with the proper tools and skills to do the work, it is a complicated and potentially dangerous job. If you’re new to basic construction, it's best to leave this project to the professionals.
