He went ahead and did our repairs ( 2 holes left by removal of electrical outlets and a crack in the ceiling) right then and finished in the time he said it would take. He came back the next day and painted the ceiling in the bathroom with the crack and all the walls in the bathroom with the holes. Very reasonable! Left everything cleaner than when he started. The short answer is yes, a sagging plaster ceiling is dangerous. Sagging plaster on a wall is something you should fix immediately, but it isn’t a major concern. If the same type of sagging occurs on a ceiling, however, you could be in danger of your ceiling falling in large chunks. When plaster sags, it loses its strength and ability to hold itself up. The bonds that hold it together are strong, though, so if a sagging area falls, it will take large pieces down with it.

The tool you use to sand plaster will depend on the size of the project. If you’re just working on a small section of your wall to get rid of an uneven spot on the surface, hand-sanding might work. However, for larger projects, a drywall sander can make a huge difference when it comes to both time and elbow grease—and an orbital sander can help for detailed areas such as around ceiling fans.

If your home was built before the 1940s and was not remodeled in the past 50 or so years, you probably have plaster walls. Aside from assuming, there are some practical ways to tell if you have plaster walls, including the following: If you knock on the wall and it feels solid, not hollow, if you can’t insert a thumbtack easily, if there are cracks that look like spiderwebs, or if your home has curved, arched, or swirled walls, doorways, or window openings.

If you have an unfinished basement or attic, you could examine the backs of any finished walls to check, too.

Installing or repairing plaster on ceilings differs slightly from performing the same motions on a wall. You’ll apply slightly less plaster to lower the overall weight of the ceiling. Wall texturing is common, whereas most ceilings are smooth plaster. Tough coat plaster is strong, meaning you can use less while retaining a solid surface.

If you already have plaster walls and ceilings, adding new plaster costs $2 to $10 per square foot. For an average-sized room, that would come out to $1,200 to $10,000. However, the cost to replace plaster with drywall is higher—running between $720 and $1,250 for a 10-by-8-foot wall or ceiling (not including drywall finishing).
