Small jobs welcome

"I would highly recommend Diamond Roofing and solar. They are very professional and explained all aspects of the shingle and gutter repair/replacement. All the personnel were respectful which set my mind at ease. Before hiring them, they came out and inspected the job explaining everything and were very respectful of my needs. They get an A+ from me."

"I was searching Home Warranty providers after a bad experience with my 7 year, soon to be terminated "former" Fidelity Home Warranty service provider. Warranty service providers are essential, for they step in and "act" when life deals you an "Oh Crap" situation like your refrigerator suddenly quits. Every high dollar appliance in a home has a life span that will end whether your prepared for it or not. It's a common occurance that leads to unexpected higher debt concerns while you frantically attempt to save your food from going bad. Got a minimum of $1,700 to get a new one? A truck or a really good friend to borrow theirs to pick it up? Plus time to allow it to achieve proper temperature to transfer your temp sensitive food! Well if you haven't experienced this type of event, in your life, you will! I began by doing some easy research online like searching for best Home Warranty providers. I put some inquiries out to prospective providers and as expected, the sales calls began to ring on my phone. They all have why "they" are the best provider - so take notes and compare policies. Ask whether they cover swimming pools, septic systems, roof repairs etc. So my phone rings with an out-of-state area code and it's Zach from Choice Home Warranty. While on the call, this enthusiastic salesman hit all the "trigger" items I was looking for; *Annual Service Price *Price per claim deductable *Response time You know, all the "need to know" info that helps you make an informative decision. I started paying $550/year 7 years ago in 2014 with my old service provider. The per claim fee was $65. Today in 2022, it's $710/year and $85/claim. Was it worth it you ask? If I figure the math, my total cost over 7 years and only 4 claims was $4,450 or $636/year. This cost paid to replace my pools salt cell and chlorine generator ($1,800 in parts alone), 2 separate Air Conditioner repairs which replaced the coil fan motor, a circuit board replacement, system coil cleansing, relays and a capacitor. (No idea of how much my total cost would have been. I paid $65 twice. Nice huh?) 1 roof repair that replaced the "Cricket", which is a 15' roof section elevational change just below the ridge line. It's important to remember that these repairs don't include "hidden costs" which are personnel and service labor rates. Something you will pay for without a Warranty Service. Here's the best part of the call from this AWESOME salesman. He offered me 6 year "fully transferable", rate locked for life" service policy that when divided out by 6 is LESS THAN WHAT I WAS PAYING ANNUALLY, 7 YEARS AGO!!! So, is a Home Warranty plan a safe bet??? I have a 9 word answer for those without a Choice Home Warranty service plan. YOU BET YOUR DRIPPING SWEATY BUTT CRACK IT IS!!! Props to Zach, YOU DA MAN!!! Roofing questions, answered by experts

Yes, in many cases, homeowners insurance does cover roof damage caused by snow. For instance, if your roof collapses during a snowstorm or an ice dam results in a ceiling leak, your policy should cover repair costs. However, for a claim to be approved, the roof must have been well-maintained and in good condition before the snow-related damage occurred. The payout, whether full or partial, can also vary depending on the age of your roof and its overall condition prior to the snowfall. It is always best to review your specific homeowners insurance policy to understand the details of your coverage and any potential exclusions.

Rain shouldn’t come in through your ridge vents unless your vents are damaged or the rain is accompanied by very high winds. Most ridge vents use flashing or baffling to keep out rain, snow, and debris. If your ridge vent isn’t baffled, rain is more likely to enter your attic, so ridge vents with baffles are a better choice in areas with regular rainfall.

Your homeowners insurance premium may increase if you file a roof claim. Whether your rate goes up, and by how much, depends on several factors. These include your insurance company's policies, your personal claim history, the size of the current claim, and the type of damage. While a single claim after a long period without any may not trigger an increase, frequent claims are more likely to raise your premium. Additionally, insurers might increase rates at renewal due to external factors like changing weather patterns, which are beyond your control.

The most common defect in a flat roof is leaking. Flat roofs have minimal slope, so water pools more readily on a flat roof than on a sloped roof, and the risk of the waterproof membrane failing increases with exposure. Tears and punctures from foot traffic and blown debris are other common problems, especially with single-ply roofing membranes like TPO and EPDM roofs.

Homeowners insurance sometimes covers roof decking, but it depends on the cause of damage and whether the decking was properly installed. If the roof decking was damaged by a severe storm, then it will likely be covered. Insurance may also pay for roof decking work if building codes require it. However, insurance won’t cover damage caused by normal wear and tear or poor maintenance practices.
