"I had a very disappointing experience with Koehler Homes. While the window replacement process was excellent and the manufactures window defects were addressed and ultimately corrected (Water was pouring into my home during rain events), the siding replacement and paint job fell well short of expectations. The contractor and installation technicians lacked friendliness, attention to detail and struggled with communication due to language barriers which required numerous calls back to the Koehler office which for the most part went ignored. Overall customer service was far below expectations and little to no follow-up was given, I had to do it all myself with calls to the office and the contractor directly. Fallowing the ‘completion’ there were numerous line items quoted that were not completed and I had to make repeated calls to get corrected facing charges for uncompleted and ignored work. This required me to request and argue for refunds and credits on my final payments of over 3,000 dollars. I would possibly use them for windows again but would look harder at other options and likely choose another contractor. For Siding and paint… I caution and urge you to go elsewhere and maybe even pay more as the work is not as advertised and numerous days of return (rework) trips were required."

Crumbling concrete steps will affect your ability to drill into the material and affix a sturdy railing. If the damage is primarily cosmetic, you might be able to DIY the repair with a patch kit. If the concrete is badly crumbling, hire a professional who specializes in pouring concrete. The average concrete step repair cost is $500 from a professional, but the extent of the damage will determine your actual cost. The professional may recommend a replacement if the damage is extensive.

If you’ve researched everything there is to know about gravel driveways and aren’t sold on the idea, you have options. Gravel alternative materials for driveways include traditional options like concrete and asphalt. If you want the look of natural stone, stone pavers are another option that sometimes uses gravel around the pavers. For maximum drainage, permeable driveways or brick driveways are also popular choices.

If you used regular jointing sand, you can typically walk on the repaired area right away. If you used polymeric sand, wait at least 24 hours before walking on it and 48 to 72 hours before driving over it, depending on the weather. Polymeric sand needs time to fully cure and lock the pavers in place.

Some patios will cause your property taxes to increase, while others will not. A good rule of thumb is that if your patio requires a permit, your taxes will increase. That’s because permits are necessary for “permanent” land improvements, and your taxes are based partially on improvements. Something like a concrete patio that’s considered permanent will bump up your property taxes, while a “temporary” paver patio or flagstone patio will not negatively affect your taxes. Keep in mind that this can vary, so always contact your building department to see if your patio project will affect your taxes.

Concrete contractors typically charge anywhere from $6 to $14 per square foot. Cost factors include job size, site prep, base material, accessibility, your location, concrete finish, and concrete thickness. Removal of existing concrete, asphalt, deck, pavers, and grass will cost anywhere from $1 to $6 per square foot. Homeowners can often save money by removing and disposing of existing pavers, decks, and grass. Breaking up and hauling away concrete and asphalt is difficult and time-consuming without the proper equipment and may be worth having the pros do that work.
