"Very prompt to answer and provide services. They came out to bid our dry wall water damage. At the same time, we were waiting on our well guy. They checked out our well pump and pressure tank free of charge. Today we called them urgently as an additional broken pipe was discovered under our older home, they came out asap and somehow shimmied thru the tiny space and fixed our leak. These guys deliver and for a reasonable price."

"They were very good. I had two different residencies. So I used one of the Angie's List big deals at each location. They were on time, very prompt and professional. They were very easy to work with. I was very pleased. With regard to price, they were very reasonable. I didn’t feel like I was pressured to buy anything additional that I didn’t need. They told me exactly what was going on. Their responsiveness and punctuality were very good. I love the email system that they have. As soon as I buy a coupon, they send me an email and say let's schedule this. I love that because it's a very easy way to communicate without having to get calls all day. I would absolutely sue them again in the future. I have to give them extra kudos as well because I did have two residences. I had my Harrisonville address on record. I was waiting for them 6:10.9 to 6:15.1probably about 15-20 miles away from this address. I thought that they would be out here anytime. Then it dawned on me that I did not give them the updated address. So I called them immediately and said that it was my mistake for sending them the wrong address. They were very gracious in owning up to my mistake."

"Emergency A/C work in the evening with Airbnb guests on the way- 97 degrees outside! I was so grateful that he was able to come out as soon as I called. Our incoming guests had a 4 month old infant and he went above and beyond to get our system up and going again at a reasonable cost. He had the problem diagnosed quickly and found a solution that night. He went over our whole system to ensure there weren't any other problems and didn't charge us for things that weren't wrong, only the burned up fan motor and the service call. Thanks! I would highly recommend and would call again."

Water Heaters questions, answered by experts

The average cost to replace a water heater is around $1,325, with a typical range of $900 to $1,800 for a standard replacement. The final price depends on the type of heater (tank vs. tankless), its size, fuel source (gas or electric), and the complexity of the installation. A simple one-to-one replacement will be on the lower end of the cost spectrum. However, if you are switching from one type of heater or energy source to another, you can expect labor costs to be significantly higher due to the extra work involved. It's also worth considering that while gas and electric heaters may have similar upfront costs, their long-term operating costs can differ based on local utility prices.

If you want instant hot water and to reduce water waste while improving convenience, a hot water recirculating system is worth it, especially if you find your hot water heater is not hot enough. These systems can save thousands of gallons of water each year so you don't have to wait for hot water at faucets and showers. The upfront investment can be high, especially for systems requiring additional plumbing, but the long-term savings on water bills and added comfort make them a worthwhile upgrade.

No, you’ll need to drain the tank before changing a water heater element, as the water heater element sticks through the side of the tank and uses a gasket to prevent water from pouring out. However, you don’t always need to drain it completely. If you’re only replacing the upper heating element, you can drain the tank until the water line is below the element. If you’re replacing the lower element, you’ll need to drain the whole thing.

While a water heater explosion is rare, it is a serious danger. Be aware of these critical warning signs:

  • Sulfur or Rotten Egg Smell: This is a major red flag, especially for gas water heaters. It can indicate a gas leak, which could ignite and cause an explosion.

  • Leaking Pressure Valve: If the temperature and pressure (T&P) relief valve is leaking, it may not be able to properly regulate internal pressure, creating a risk of bursting.

  • Shaking or Rumbling: Loud rumbling or shaking from the tank can be a sign of extreme pressure buildup.

  • Excessive Heat: If the exterior of the water heater feels unusually hot to the touch, the unit may be overheating dangerously.

  • Rust-Colored Water: This can be a symptom of severe internal corrosion that compromises the tank's integrity.

If you notice any of these signs, especially a gas smell, you must act immediately. Shut off the gas supply to the water heater and call a professional plumber right away to prevent a potential disaster.

The average cost to install a new water heater is approximately $1,300, with a typical price range between $880 and $1,800. The final cost depends on several factors, including the type and size of the unit, its location and accessibility, and the amount of labor required. For example, installing a unit in a tight space like a crawl space can increase labor costs. The type of water heater significantly impacts the price: while a conventional gas heater might cost less than $1,000, tankless models can cost around $2,600 to install (and up to $3,500), and solar heaters can cost upwards of $3,700. Other factors that can affect the total price include the fuel type, vent system requirements, permits, and whether any additional plumbing work or repairs from previous water heater damage are needed.
