"I had a bad computer board in my oven. they said they would not cover it because they found a roach. This is Florida we have some roaches. i do not have a bug problem. It has nothing to do with a bad computer board. This company looks for a way to deny claims. i had one other claim and they tried to deny it as well. Save yourself some agravation and stay away. They must post their own positive reviews. They took my $65.00 fee and did nothing"

Yes, in most cases, you can back out of your offer if you’re unsatisfied with something in the inspection. However, there is usually no recourse for doing so. The only exception would be if you waived the home inspection, a somewhat common practice to get your offer accepted in a highly competitive market. Waiving the home inspection doesn’t prevent you from getting an inspection, but you usually can’t walk away from the home after the inspection if there’s something wrong.

Start by asking friends, family, and neighbors if they know any reliable roof inspectors. You can also ask contractors that you’ve worked with in the past—they often have a network of people they can reach out to. Once you do find a roof inspector you like, check their online presence, read customer reviews, and give them a call. 

Make sure they’re properly licensed and insured in your area. It’s also a good idea to hire inspectors licensed by both the National Roof Certification & Inspection Association (NRCIA) and the International Association of Certified Home Inspectors (InterNACHI).

Whether or not you use your home inspection results to negotiate with a seller depends on how badly you want the property, what you’re willing to pay for repairs post-closing, and how strong the market is in your area. If a seller has other offers to consider, they may walk away from yours if you try to renegotiate based on your inspection results. Speak with your agent, who should attend the home inspection, about the best course of action, and consider how badly you want or need the property.
