"We shopped around first. Acculevel rates superior in most categories: They proposed on what needed to be done. They proposed to do the obvious, watching a few things over the next year rather than doing it now. The cost was a third of the "one solution fits all" alternative from a national chain. The sales guy, project planner and work crew all showed up right on time. The work crew worked very quickly. They engaged me to answer all my questions as they went along. We discussed small but better ways to get things done along the way. The work crew was the best part of this engagement. Upon completion, faster than expected, they cleaned up quite well. I got just what we agreed upon, done very well, upon my inspection of what has been a creepy, wet crawl space. No surprises, no pressure, no up selling. So, why not a 5 star? The adjusted proposal and actual work were out of sync, hence, the billing contained several honest but unnecessary errors. It took another visit and several emails/calls to get it right. They were quite responsive and did get it right. I would be optimistic that they can correct the process to keep the plan, the work and billing in sync. I would recommend these people to my neighbors."

"David “Mac” McDaniel was my certified field inspector and from the first conversation over the phone to the moment he left my home after conducting an inspection he was polite, professional and easy to understand and talk to. He was eager to answer all of my questions and to make sure I was satisfied with the information he provided for the work that needs to be done on my home. Mac is very much the kind of person that treats you (and your pets) like family. The company also provides a plethora of information and resolutions to any of your foundation needs. I highly recommend this company and Mac! Thank you, Mac!"

"We have been involved in about 6 home purchases over the years and know that not all home inspectors are created equal.  Mark was definitely one of the better inspectors we have encountered.  He was punctual and professional.  He was very knowledgeable about a lot of things -- a jack of all trades is a good quality in a home inspector.  He seemed to have a natural curiosity to figure out how things worked -- if he couldn't figure something out on the first try, he would keep trying until he could.  Mark didn't mind crawling up into the attic space or accessing the crawl space to get a thorough inspection.  He was very patient with us and took the time to answer our questions (we had many) and explain how things worked.  He was very matter of fact about any issues that he did find -- some inspectors can be alarmists or more concerned about not upsetting the realtors or sale of the home.  I felt Mark was very fair and balanced in his reporting of any issues he found.  His report was delivered on time via email in a clear format with accompanying photographs.

"I bought the special roofing package through Angie's List on Sunday evening. I was so surprised that Christian called Monday morning about 8 am to check on my request. Our roof was leaking a little into our kitchen. Rain was expected later in the day. He came right away to do the inspection and all the minor repairs were completed. He was very courteous and gave some good advice. I will definitely use Southern Grace for yearly inspections and to perform any repairs.

"Very good experience. The technician was punctual and very professional. After giving him a description of the issue he did an inspection and found the problem fast. Home Inspection questions, answered by experts

A visual inspection may or may not reveal ceiling joists. Examine the ceiling surface for clues like nails, screws, or small dimples used to attach drywall or plaster to the joists. Look for subtle indentations or ridges indicating a joist beneath the surface. Observe any patterns or symmetrical features in the ceiling that could indicate the presence of underlying structural elements.

A pre-purchase home inspection isn’t mandatory, but not having one can complicate your home insurance and mortgage loan eligibility.

When you notice any of these signs in your mobile home, it’s time to call a professional to relevel your home:

  • Doors and windows are difficult to open and close

  • Creaking sounds in the house

  • Water is running off tables onto the floor

  • Unusual cracks

  • The skirting or siding of your house looks like it’s buckled under pressure

  • The exterior of the home looks tilted

Waiving a home inspection could be beneficial if you’re buying a home in a hot location where the seller has many other offers to consider, especially if other buyers are willing to waive the inspection. However, it’s not usually a good idea to waive an inspection, even on new construction. Inspections can identify problems that could cost thousands or even tens of thousands of dollars, so a formal inspection is always worthwhile. If you’re having a new home built, a pre-drywall inspection is often the most valuable, but a final inspection before you close is also a good idea.

It can be safe to buy or live in a house with knob and tube (K&T) wiring, but only if the system is in good condition, functional, and has been thoroughly inspected and approved by a licensed electrician. Never purchase a home with K&T wiring without getting a professional electrical inspection first.

Key considerations include:

  • Safety and Condition: An inspector will verify that the wiring is safe and has not deteriorated. Over time, the insulation can wear away, leaving exposed wires that pose a significant fire or shock hazard.

  • System Capacity: The electrical service should be at least 60 amps. However, even at this capacity, K&T systems often struggle to handle the demands of modern appliances and electronics.

  • Lack of Grounding: Knob and tube wiring is an ungrounded system, which is a safety concern for many modern devices.

  • Ongoing Maintenance: If you live in a home with K&T wiring, it's recommended to have it inspected by an electrician every one to two years to ensure it remains in safe working order.

Ultimately, any inspection or modification of a knob and tube system should always be performed by a certified professional.
