"We have been involved in about 6 home purchases over the years and know that not all home inspectors are created equal.  Mark was definitely one of the better inspectors we have encountered.  He was punctual and professional.  He was very knowledgeable about a lot of things -- a jack of all trades is a good quality in a home inspector.  He seemed to have a natural curiosity to figure out how things worked -- if he couldn't figure something out on the first try, he would keep trying until he could.  Mark didn't mind crawling up into the attic space or accessing the crawl space to get a thorough inspection.  He was very patient with us and took the time to answer our questions (we had many) and explain how things worked.  He was very matter of fact about any issues that he did find -- some inspectors can be alarmists or more concerned about not upsetting the realtors or sale of the home.  I felt Mark was very fair and balanced in his reporting of any issues he found.  His report was delivered on time via email in a clear format with accompanying photographs.

Radon Detection and Reduction questions, answered by experts

The average radon mitigation system uses about 876 kWh of electricity per year, although the exact amount of electricity used will vary depending on the size of the radon fan. Once the system is installed, the annual increase to your energy bill could range from $30 to $300 per year, again depending on the size of the fan.

Installing a mitigation system reduces radon levels, which can cause lung cancer, providing peace of mind and long-term health benefits. It can also increase your home’s value, as many buyers prefer properties with radon safety measures in place. The investment is relatively low compared to the potential health risks associated with prolonged radon exposure.

Mitigation can take several days depending on home setup, equipment accessibility, and achieving effective diffusion system sealed efficiency.

Radon is present almost everywhere but, like sunlight, the concentration levels and how often you are exposed to it have a large part to play in just how dangerous it is. There are levels of radon that are acceptable inside a house, but above a certain limit, radon becomes a serious radioactive hazard that is a known cause of lung cancer. In fact, radon exposure is the number two leading cause of lung cancer (after smoking).

If your home has a sump pit, you can integrate it with a radon mitigation system. You can accomplish this by sealing the pump cover with an airtight lid that accommodates radon vent pipes and sump pump hoses. This allows the vent pipe to redirect the radon gas outside of your home.
