Grant Renne & Sons are contractors specializing in the repair of foundation problems. We have been in this phase of the construction industry since 1873, being family owned and operated for five generations. We are Kansas City's 6th oldest company in existence. We consult, advise and repair problems for small and large structures. Each project has its individual conditions, although many are similar. It is important that each be analyzed on a case-by-case basis, in order to determine what is to be recommended to correct the problem - either remedial or precautionary. Our long experience coupled with a continued search for new and better procedures based on sound and practical engineering, certifies our competence. The firm's list of satisfied clients in the Midwest numbers in the thousands including Fortune 500 companies, small businesses, national franchises, colleges, churches, homeowners, property managers and others. In many respects, the more difficult the work the more effective the application of our experience and technical skill. Our past record has been developed by devoting the same effort to a small job as to a large one.

"Excellent. Mark Keys worked hard to get our house scheduled and repaired quickly so we could get it on the market to sell. They did great work at a great price. Took them two days to install 6 I-beam supports in the basement and to reinstall a window well."

"Beware. They were supposed to provide an independent, third-party assessment of what was required to repair our storm-damaged roof in compliance with the KCMO building code. But they were nothing more than "guns for hire," basically inventing something to put in a report to make our insurance company happy. They clearly care more about keeping a bunch of insurance-company work coming through their doors than providing an honest, ethical assessment. They also refused to communicate with us, and ignored what the city codes department repeatedly said about how the building code applies to our specific roofing issue."

Atlantis Drainage Solutions was incorporated in 1997. The President, Ken Banks, was previously employed with a local foundation repair company for 6 1/2 years before starting his own company. It was his belief based on personal experience, as well as professional engineer statements, that the majority (85%) of wet basements could be made dry or maintained dry by improving and managing the water run-off (drainage) around the structure. Therefore our motto became, We Correct the Cause Not the Symptom!

"They did good work. However, they promised to set me up with an electrician to do the electrical connections. They never did despite my repeated calls. Once they got paid they lost interest and did not follow up."

Established in 2007, Everstead is an engineering and design consulting firm that provides a wide variety of services for the residential industry. We service homeowners, realtors, contractors, and builders.

"Our house had some major settling issues with the garage and two attached rooms on concrete slabs. I contacted 3 foundation companies for bids. After 2 companies gave me bids I was so confused on what they were proposing and on the prices they were quoting, I turned to Google to try to take a crash course on piering and foundation repair. The advice I found on Google was even more confusing except for one recurring suggestion: Hire an independent Professional Engineer (PE) to evaluate the structural problems in the home to advise me on the best way to fix the problems with the foundation. I did another Google search for local companies doing such an evaluation and came across Everstead which had great reviews and history. I hired them to help me decide how to fix our issues. Jeremiah, my PE, was terrific! He measured settling all throughout the house, suggested the best solutions to fix the problems I had with three areas of the house, and was extremely patient with my questions and answered all in a way I could understand. His evaluation visit was about 3 hours long. After he left I had a plan of action that I took back to the foundation contractors to revise their bids by adding some things and taking away some things. The bottom line is Jeremiah saved me a lot of money on work not necessary at this time, on things that weren't a priority now but might be in the future, and on the best methods to fix our various issues. Jeremiah also answered several questions on several occasions after talking to my three companies about his recommendations. That REALLY helped because one company balked on some of his suggestions and another had different approaches that didn’t quite match his approach. His evaluation and answers to my questions after getting feedback on his evaluations from my selected companies helped me decide on which company to select, not by name, but by that company’s solution which more closely matched his suggestions. I highly recommend getting a PE and I highly recommend Everstead!!!!! P.S. –Jeremiah was totally an independent advisor to me. He had heard of the companies but never gave me an opinion on them as a company or which to choose. He only provided a PE’s advice on the best way to fix our problems"

"We needed a thorough and knowledgeable assessment of what needed to be done to the foundation of a home -- and we were starting out very alarmed, after hearing costly and elaborate suggestions from other quarters. Fortunately, we called this firm and reached structural engineer Bill Carter, a seasoned professional who immediately inspired confidence. He scheduled a visit to the home very promptly, and gave us a summary by phone of how he saw the situation, followed by a detailed report. His expertise allowed us to move expeditiously on the home improvement, with confidence that we were fixing the problem AND not spending more than necessary. This was an exceptional experience, and I would highly recommend this organization."

Structural Engineering questions, answered by experts

Foundation cracks that are 1/8 inch wide or less, aren’t uneven across the gap, and don’t continue widening over time are usually just normal settling cracks and don’t suggest structural issues. Horizontal cracks and stair-step cracks on foundation walls, any cracks that continue widening, are wider than 1/8 inch, or where one side juts out beyond the other, are often indicative of structural damage.

Proper licensing and experience in residential and commercial structural projects.

On average, 6 inches of concrete can hold around 150 pounds per square foot, but the exact weight that 6 inches of concrete can hold depends on factors such as the type of concrete, the reinforcement method, soil conditions below, and structural design. If you’re concerned about the longevity of your concrete patio, walkway, or driveway, hire a professional to help you choose an appropriate concrete thickness and reinforcement method for your needs.

Yes, water damage can affect your walls' structural integrity. If the water or moisture sits on the walls for an extended period, it can weaken the drywall, plaster, wood framing, and other materials supporting the wall. That's why it's critical to dry out the area as soon as you notice it.

Most load-bearing walls are exterior, though they can also be interior.
