"We went with George (Jorge) for our concrete projects. We did a large back patio, small slab for our entry to our home, and a border for our plants. The quality of workmanship is absolutely terrible. It isn’t for lack of trying, every time they tried to fix the mistakes it got worse. The right thing to do would have been to redo the entire work. He is now no longer returning communication to address the issues we are left with. Unfortunately, we trusted and paid him in increments so we are now out $19,279.61. Also due to their negligence they turned off our sump pump and flooded our brand new basement addition that was completed March 2024. We had to get the carpet replaced which cost us an additional $1200. We are currently going to proceed with legal action. We definitely do not recommend them."

You should always power wash your driveway before applying a sealant. At any given time, your driveway could be covered with algae and moss, tire residue, oil and rust stains, and any combination of leaves, twigs, and dirt. If you skip power washing, you’ll be trapping the dirt and grime beneath the sealant and lowering its chance of cementing itself to your driveway. Instead of a set number of types, asphalt comes in variations designed for different needs. Some are categorized by temperature—hot mix, warm mix, and cold mix. Others are sorted by composition, like dense-graded, gap-graded (such as Stone Matrix Asphalt), porous, and mastic asphalt. There are also modified versions with added compounds like polymers, rubber, or emulsions. Instead of focusing on a number, it may be more useful to understand how contractors customize asphalt for durability, climate, and traffic conditions.

A good rule for all homeowners is to seal every driveway to protect it. Wait at least three months to seal an asphalt driveway and one month to seal a concrete driveway. You know it’s time to reseal your driveway when it shows obvious signs of wear and tear. It may appear as fading or discolored asphalt, small cracks, and oil stains. If you notice that one area of your driveway seems to dry slower than others, it’s time to reseal.

Asphalt is made of aggregate materials (sand, rocks, and gravel) and bitumen, a viscous, petroleum-based, waterproof substance. These materials are mixed together at extremely high temperatures to form asphalt.

Sealant comes in 5-gallon buckets that can cover up to 400 square feet. Measure your driveway to get the exact square footage, and remember to factor in enough sealant for two coats.
