"Angella is amazing! We are both Realtors, but I don't stage listings myself...I call Angella Meyer with Staged to Sell! My family and I actually bought a home that she had staged and that's how I was introduced to her work. We loved the decor so much, I reached out to her after closing and asked if she would a) tell me where she gets such cute stuff (she wouldn't, lol), and b) if she would ever help stage my listings for me. Now she's the only stager I hire! Just do whatever she says. She's a genius with this stuff! I'm serious. I had an empty listing sit there for ages and it sold within 24 hours after she staged and we did a photo reshoot. It had multiple GOOD offers, too! It cost my seller $3k, but it saved them from having to do another price drop of $10k-$15k, so do the math and hire Angella before you list! She's also a very kind, funny, personable, and hardworking person. Plus she will clean your house before photos and showings, lol! Bonus!"

"Once I sent her all the measurements, it took her a little while to get the options back to me.  Overall, they're good designs.  However, they're very simplistic and give general ideas for space planning.  I was hoping to have a better idea for sizes of furniture for the space and some variations on staging.
Jill was very responsive when I did have a question.  I'm not sure how helpful it is to have a virtual design done.  If we lived in similar cities, I'd probably use her again for help with additional designs.

Home Staging questions, answered by experts

In most cases, staging a home is expensive but worth every penny. According to the National Association of Realtors (NAR), 81% of agents representing buyers stated that staging made a positive impact on the buyer’s perception of the house and made it easier to visualize it as a home. The value of your home—which is to say the amount buyers are willing to spend—is based on perception alone and not the inherent value of the land or structure. Therefore, improving the appeal of your home through staging is likely to make your home more enticing during a home sale.

Fresh baseboards can increase a home’s value because they refresh the look of your walls. This can make a good impression on buyers and potentially boost your home’s resale value. This is particularly helpful if your existing baseboards are in bad shape, which can age the look of your walls.

Consider also investing in the cost to install shoe molding for an extra-polished look that can further boost resale value.

Choosing a high-quality home stager can mean the difference between your home flying off the shelves or sitting on the market for weeks or months, and it all starts with verifying the stager’s experience. You can start by asking how long the professional has been in the business, and you should also ask for references and examples of past work in your particular area. Ask the stager about your options, including virtual staging, furniture rental, and other preparation services.

Understanding the advantages and disadvantages of hiring a home staging service can help determine if it’s the right choice for you.

Pros

  • Helps your listing stand out among other local homes

  • Sell your home faster

  • Increase the value of your home

  • Help potential buyers envision the space as their own

Cons

  • Significant upfront costs

  • Storage cost for items and furniture that don’t fit in the staged rooms

  • Significant time and effort required for renovations and repairs

  • Potential furniture rental costs

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.
