"We had Simstone replace an existing 3 car garage floor. The first day, they removed the floor and prepped it for a new pour. At the same time they removed an 8 ft.apron area of the driveway as well as an existing side walk leading to my front steps. They also set up forms for an overlay of the front step. The next day they poured the garage floor and front step. They came back on the 3rd day and did the apron and side walk. They were fast and efficient. The job they did looks great. They were all very personable and courteous. They cleaned up the entire area where they worked. Would definitely recommend them."

Otherwise, the seal coat can trap the asphalt’s oils and chemicals, preventing it from fully hardening. This can lead to a weaker surface that’s vulnerable to damage. But if you wait at least three months, applying a seal coat can extend its life by protecting it from water, UV rays, and other damaging elements.

Plan to seal your driveway between late spring (after the rains have slowed) and early fall, or when temperatures are 55 degrees Fahrenheit or higher. A warmer environment helps the sealant bond with the driveway. To ensure your driveway cures correctly, you should make sure no rain is in the forecast for at least 48 hours after sealing.

Driveway sealcoating costs around $500 on average, or between $1.25 and $1.50 per square foot for materials and labor. Most homeowners pay between $250 and $800 for this service. Your project price will depend mostly on the size of your driveway, the type of sealant, how much pressure washing or treatment is required before sealing, and the number of coats of sealant applied to your driveway. Sealant can make the surface slippery, which can be a hazard, especially when the driveway gets wet. Look for sealants with abrasive additives to help counteract this. You’ll also need to remember to reapply your sealant every two years and budget for the expense that comes with it.
