"Jamie gave us a couple options and we went with the pressure washing. He also came back and sanded areas that he did not charge us for. We had some issues with weather as far as getting it stained but he kept in touch with us and now the deck looks awesome. He did a great job at a very fair price and would highly recommend him."

The paint was in pretty rough shape.
The polyurethane has darkened over the years. You can see where pictures were hung.
Quite a bit of scraping on the lower portions of the porch trim.
Fence is in good shape, but heavily greyed by the sun

"I had them paint the front of the house and stain our deck (800 SF) this fall and plan to hire them to paint the rest of the house next Spring. They responded quickly to my request for a bid. The bid was competitive and transparent. They got the work done in the time period we discussed. They did nice work and cleaned up each day. My only comment is the work van does not inspire confidence but the owners are frugal and conscientious. :0)))."

"We HIGHLY recommend Aaron and his awesome crew. Not only are they all great to work with, the work they performed (house, deck and trim paint) is impeccable. What tiny problems there were (the fault of the previous paint) they immediately fixed. We were out of town for a portion of the job, and our neighbors still talk about how pleasant and meticulous the crew was. I would hire Prime Painting Concepts for all our painting needs!"

Deck Staining questions, answered by experts

Avoid using cleaning products that are abrasive or contain bleach or acidic components on composite decking to avoid discoloration. Early-generation Trex decking isn’t designed to handle pressure washer cleaning—and if you use them on second-generation boards, always use a low setting to avoid the risk of damage that can risk voiding your warranty.

Wood stain is typically dry to the touch within 6 to 12 hours, but it is not fully cured at this point. You should wait at least 24 hours before applying a second coat or a protective finish. For surfaces like decks, avoid walking on them for at least 24 to 48 hours, and wait even longer before placing furniture. The full curing process can take from 24 hours to one week, depending on the type of stain. Factors like high humidity and cold temperatures can extend drying and curing times, so it's wise to allow for extra time in these conditions.

Staining or sealing a cedar deck or fence is highly recommended to extend its lifespan and protect it from the elements. While cedar is naturally resistant to mold and mildew, it is not impervious to damage from moisture, sun exposure, splintering, fading, and rot over time. Applying a protective finish creates a shield that preserves the wood's strength and appearance, potentially extending its life by five to 10 years.

When choosing a finish, it's helpful to understand the difference between a sealer and a stain. A sealer sits on top of the wood, whereas a combination stain and sealer soaks into the top layer. Because it penetrates the wood, a stain generally offers better protection against UV damage and rot and lasts significantly longer. For the best results that also preserve the wood's natural color, consider using a near-translucent stain.

To maintain protection, plan on reapplying the stain or sealer every two to three years, either as a DIY project or by hiring a professional.

It is not always necessary to remove old stain before restaining a deck. If the previous stain is in good condition and is compatible with the new stain, you may be able to apply a new coat after thorough cleaning. However, if the old stain is in bad condition, flaking, or peeling, it is best to remove it completely to ensure an even surface and proper adhesion for the new coat. Staining over a damaged layer can lead to an uneven finish and poor penetration. For best results, test a small area first and consult the stain manufacturer's guidelines.

You have a couple of options when choosing a durable pool deck coating. Epoxy is common and offers excellent stain and water resistance. Epoxy also withstands high temperatures and UV lighting, making it ideal for sunny spots. You can also add a coating to cement, which significantly lowers the temperature of the concrete, is environmentally safe, and makes cleanup a breeze.
