"Had our basement finished by Luke in first half of 2018. We hired Luke because he listened to what we wanted and provided a great plan to maximize the available space within our modest budget. He worked at a steady pace with an apprentice to do the majority of the work -- framing, egress window install, drywall, multiple door install, closets, shower surround install, painting and flooring. What he couldn't do legally, he hired competent helpers: plumber, electrician, and HVAC. I would not hesitate to hire Luke. He is a friendly communicator, excellent craftsman and a man of integrity (you can take him at his word)."

"Justin and his crew were fantastic. No issues at all. We ended up changing the tile, nearly mid-job because Justin wanted us to, "love it." He gave his professional opinion and he was right on with shape, color and style of backsplash. We should've started with his thoughts and saved us all time and hassle. He too facilitated returning special order tile we bought outside of his recommendations. We had delays due to COVID19 and tile orders, but he still checked in and got the job done as expected. You can apply stain over peeling stain, but it’s not a good idea. Your old stain will get in the way of your new stain bonding to the wood, so you’re likely going to see the same issue again shortly after application. Your best option is to sand off the old stain and clean the surface thoroughly before applying new stain.

Using a wire brush, forcefully scrub the surface to remove paint from metal. You’ll want to remove any lingering rust, too. For larger areas with caked-on rust, you may need to use a wire brush drill attachment. If the paint still won’t budge, apply a chemical paint stripper to the area and scrape off the paint, after following the paint stripper’s instructions.

You can paint over lead paint, or “encapsulate” it with a special paint that includes an ingredient called an encapsulant. The EPA approves encapsulation as a lead paint removal method as long as the paint remains undisturbed. Standard types of paint without an “encapsulant” from the big box stores or hardware stores do not meet EPA standards for remediation of lead-based paint.
