Choosing the right home inspector can be difficult. Unlike most professionals you hire, you probably won't meet me until your inspection appointment after you've hired me. Furthermore, inspectors have varying qualifications, equipment, experience, reporting methods, and pricing. One sure thing is that a home inspection requires a lot of work. Ultimately, a thorough inspection depends heavily on the individual inspector's effort. If you honor me by permitting me to inspect your new home, I guarantee I will give you my best effort. This I promise you.

"Mike did a very through job inspecting the house and then went over everything carefully with me. He spent a lot of time and even came back another day because initally he could not access the attic to determine insulation. Again he spent a lot of time and effort making sure I understood his remarks and concerns. He wrote a very detailed inspection report with many photos showing why he made the comments he did in the report. Because of his report and the sellers unwillingness to pay the entire amoutn for the problem areas I had to cancel my purchase agreement. Sure I was out the cost of the inspection but in the long run Mike no doubt saved me a great deal of money and huge headache and heartache!"

Home Inspection questions, answered by experts

Costs for home inspections vary depending on location and other factors, but you can expect to pay between $280 and $500 .

In most cases, a roof inspection will include a visual inspection of the exterior roofing materials, an interior inspection for signs of leaking or roof damage, and an assessment of the structural stability of your roof and the materials supporting it. Some things your roof inspector will look for include the following:

  • Missing or damaged shingles, flashing, or sealant

  • Signs of old age

  • Signs of leaks, including mold growth and water stains

  • Potential issues, like tree branches touching your roof

  • Signs of a loss of structural integrity

It’s a good idea to be present for a home inspection so the inspector has access to anything they need for the inspection and so you can ask the home inspector questions if necessary. You don’t need to shadow the inspector while they’re conducting the inspection—in fact, it’s better if you don’t—but don’t go too far in case they need access to something or have any questions.

While the air inside your home should have some moisture—the ideal humidity level is between 30% and 50%—too much moisture can lead to issues. Some ways to tell if there’s too much moisture in your home include condensation inside your windows, mildew growth in the bathroom or mold on surfaces, peeling paint, or an uptick in allergy symptoms.

Trained eyes spot subtle indicators amateurs might miss, ensuring issues are addressed before they escalate.
