In theory, a regular home inspection and a mobile home inspection accomplish the same things. They ensure there are no issues with the foundation, plumbing, electrical, and HVAC systems, roof, siding, doors, windows, and more. In practice, though, the inspections can differ based on the layout, the type of foundation, and how easily accessible different parts of the home are. Mobile home inspections tend to take a bit longer because it’s more challenging to access home systems, especially if the mobile home doesn’t have an attic or crawl space.

They will inspect all areas of the home and take samples of various materials to test. Opting for an asbestos inspection can prevent the risk of exposure to this hazardous material and save on costly repairs that may be required. 

Failing to open your flue can lead to serious health hazards if you start a fire because the smoke will back up into your home. Breathing fire smoke, even in relatively small quantities, is bad for human lungs, and smoke can also irritate your nasal passages and eyes. Furthermore, smoke can cause damage to your interior fixtures and furnishings, at the very least leaving an unpleasant smoky smell for a long time. In short: If your flue isn’t open (or you’re not sure if it is or not), don’t start a fire to find out!

Wood-burning fireplaces typically make homeowners insurance more expensive, simply because they increase the risk for a fire in your home. Gas and electric inserts are less likely to bring up your insurance rates, but you should always speak with your agent to understand how installing any type of fireplace will affect your premiums.
