"Bret came out, explained our options and gave us an estimate. Greg and James were very quick, clean and professional. They explained what they going to do and did an excellent job. I wish I would have called them and had it done a lot sooner. I highly recommend their company."

"The encapsulation went very well. The workers removed existing insulation and did a nice job putting up new insulation. They also sprayed the mold on the floor joists above, although that cost extra. The problem arose when the foreman came to rear of the house to see the patio to be removed. He seemed completely surprised at its size and told me quite frankly that they were not given its dimensions, and so had no way to haul that much concrete away that day. The fact that they didn't have the size of the patio is bizarre, since an inspector came to our house twice (once to quote, the other to sign documents) and had measured the patio both times. The workers broke up the concrete and said they would arrange for someone to come out and remove the concrete-- also frustrating as I'm a teacher, and this work was being done the very last weekday of summer break. Now I can see how miscommunications can happen, and I understand that the workers couldn't haul away the material that day. That's not my issue. My issue is that here we are Wednesday of next week, and not only does my back yard still look like the apocalypse has hit, but they didn't even call to schedule anything! I've heard nothing! When I called them myself at 4PM I was sent to the scheduling people only to get a recording and a voice mail! When you mess up, it's only a problem if you don't make it right, and these people seem wholly unconcerned that they messed up and left a huge mess in my back yard. I understand that the removal of concrete isn't their forte, but this is just silly. Update: After calling, they scheduled an appointment to haul away the concrete the next week, and while they did it, the representative was really pushy trying to upsell me on tons of extras. If I ever need work done on my foundation again, I will definitely find someone else. I suggest you consider doing the same."

"ACE came through for me. Needed concrete leveling of my home I was selling and they were able to come out in a short time and did an exceptional job. I didn’t think my driveway could of been leveled in the spot I needed but it came out great and is level. Also they leveled my sidewalk up to my porch and all of it came out nice and level."

Concrete Mudjacking questions, answered by experts

In Royal Oak, start your inspection in spring by checking for new cracks or settling caused by winter's freeze-thaw cycles. During summer, use a level to monitor for new low spots as clay soil shifts. In the fall, seal any new cracks and ensure gutters are clear to prevent water damage. This routine helps address issues before they worsen due to Michigan's challenging climate.

Helpful?

If a previously leveled slab in Royal Oak begins to settle again within a few years, it suggests the underlying clay soil issue was not fully resolved. Other warning signs include new cracks forming near old injection points, the return of drainage problems, or visible lifting during winter. This recurring frost heave indicates the initial repair was not deep enough for the local climate.

Helpful?

Homeowners in Royal Oak often weigh the benefits of polyurethane foam, which offers superior longevity in Michigan’s freeze-thaw cycles, against the lower initial cost of mudjacking. Another key trade-off involves timing: scheduling work during the high-demand spring season versus waiting for autumn, which offers better rates but carries weather-related risks. Deciding between a targeted repair and a full replacement is also a common consideration.

Helpful?

For a smooth concrete leveling project in Royal Oak, begin by having a professional assess the area's unique clay soil conditions. Before work starts, call 811 to have underground utilities marked. It is also important to plan clear equipment access routes, which can be challenging in neighborhoods with mature landscaping, and to build flexibility into your schedule to account for unpredictable Michigan weather.

Helpful?

During a concrete leveling project in Royal Oak, you will need to decide between methods like mudjacking and polyurethane foam based on your budget and goals. Your input is also crucial for defining the project scope, determining equipment access routes to protect landscaping, and selecting the final finish for visible patch marks. Understanding warranty limitations related to MI's soil conditions is another key decision point.
