"Contacted SJW to do a structural analysis on a cantilever balcony I was adding to my home. The analysis was required by the Livingston County Building Commission. Even though I was just a homeowner and probably will never require a structural engineer in the future, Steven treated me with respect. We spent a lot of time on the phone going over my prints and options to achieve my goal. Steven was very informative and knowledgeable. What a great experience and people to work with⠦⠦ Thanks Steven!!!!!!"

"I canâ t recommend Ali enough! A neighbor recommended Ali after another structural engineer was five weeks late getting us our plan. I called Ali on a Friday and he told me he could come out on Saturday to measure and have the plans ready by Monday. He was positive, responsive, and went above and beyond answering all of my questions! It was such a great experience working with him."

Structural Engineering questions, answered by experts

In Rochester Hills, address structural engineering issues promptly if you notice foundation settling, bowing walls, or water intrusion near load-bearing walls—these are urgent due to local soil and weather conditions. Less severe issues, like hairline cracks or minor settling, can be monitored but should not be ignored. Schedule major work during the drier months for better results and to ensure local contractors are available.

Helpful?

In Rochester Hills, structural engineering work can impact HVAC, plumbing, and electrical systems, especially when modifying load-bearing walls or finishing basements. Rerouting ductwork or pipes may be necessary to comply with local building codes and maintain system efficiency. It’s important to coordinate with multiple contractors to ensure all systems remain accessible, properly ventilated, and up to code throughout your project.

Helpful?

Completing structural engineering projects in Rochester Hills can make your home more attractive to buyers and improve its marketability. Projects like foundation repairs, structural assessments, and basement finishing are especially valuable in neighborhoods with older homes. These upgrades address local concerns such as soil movement and moisture, reassure buyers about long-term stability, and often make your property stand out in the Rochester Hills real estate market.

Helpful?

For minor issues in Rochester Hills, track any cracks with a ruler and mark dates directly on the wall for easy monitoring. Check that gutters and downspouts direct water away from your foundation, and inspect basement walls after heavy rain. Avoid patching cracks with rigid materials, as this can mask ongoing movement. If you notice rapid changes or sticking doors, consult a local structural engineer.

Helpful?

Homes in Rochester Hills with finished basements, walkout lower levels, or those built on sloped lots often benefit from structural upgrades. Signs like uneven floors, stair-step cracks in brickwork, or visible foundation shifts suggest your home could use a structural assessment. Properties built before the 1990s or with previous additions are especially likely to need reinforcement or professional evaluation.
