"David was responsive and answered my questions in detail. Great experience working with them. Just wanted a third party opinion on a property before selling, which is exactly what I received. Miranda (person who came to property) was communicative and nice to work with."

"Hi, he was very nice but I did not like him asking me why I wanted a appraisel. That is none of his business, I understand why he asked because he is in real estate also. He did not explain everything or anything to me. I got the appraisal done, and I do understand most of it, not all of it. Also he did not show pictures of the property next to my home, which is a lot of land it could be split and sold. Other then the above mentioned he was okay."

"I had great service! The agent who did the faucets was very polite, and professional. He did a great job, our faucets are nice and sturdy. On the washing machine issue, the agents that arrived were also polite and professional. The agent said that the machine needed to be replaced. Fortunately, the coverage I had allowed me to be approved to purchase a new one! I guess I made the right (CHOICE HWS)"

Real Estate Agents questions, answered by experts

Prepare for your property appraisal by pulling your St. Clair County property record card to verify your square footage and room count. Check with the city building department for any open permits or unpermitted additions. You must address visible code compliance issues and gather official documentation for major electrical or plumbing updates. Schedule your appraisal during the warmer MI months, as late fall or winter weather obscures exterior conditions and landscaping details.

Helpful?

Several key elements dictate the results of a property appraisal. Proximity to the St. Clair River and Lake Huron heavily impacts value, with waterfront views adding a premium and flood zones causing reductions. Appraisers also evaluate the age and condition of your home, noting deferred maintenance on older structures. Additionally, your specific location within Port Huron or the township, local school districts, and the condition of aging infrastructure directly shape the final valuation.

Helpful?

Appraisers pull comparable sales primarily from the St. Clair County MLS, targeting transactions within a one-mile radius over the past year. They review MI property transfer affidavits to verify standard sales and screen out distressed investor acquisitions. Waterfront properties form a distinct submarket and require separate comparables. During winter months, reduced transaction volume requires appraisers to rely on sales from the previous spring or summer, applying market condition adjustments accordingly.

Helpful?

Your home’s layout will complicate a property appraisal if you have an unpermitted addition or an informal multi-family setup in a single-family zone. Older structural systems, such as original balloon-frame construction common in pre-1920 Port Huron homes, reduce value. Appraisers flag basement water intrusion near the St. Clair River floodplain. Narrow 19th-century city lots with non-conforming setbacks also present challenges, requiring appraisers to determine if the structure remains legally compliant.

Helpful?

Your home is a strong candidate for a property appraisal if it sits on the St. Clair River or Lake Huron shoreline, as these areas provide consistent comparable sales data. Homes in stable Port Huron neighborhoods with clear, single-family residential use appraise smoothly. Properties featuring preserved historical character alongside modern system updates perform exceptionally well. Resolve any open code violations with the city beforehand to ensure lenders accept the final report without issue.
