"John and Miles were excellent workers. They were very polite and professional. The job they did supporting my sagging basement wall looks like it should take care of the problem. They placed steel plates against the basement wall, and also buried other ones out in the yard, and connected them with steel rods. Then they torqued them, which should prevent any further sagging of the wall."

"The crawlspace of our 1930s home is small and challenging. Acculevel did a great job removing the old logs and stones that were holding up our floor joists, and replaced them with steel jacks. The men who performed the work were very hard workers. I corresponded with Acculevel via email after the work was performed to get photos and questions answered prior to us paying the invoice. They were very patient in answering all of our questions. It has only been a week, so I can't say whether the work will hold up, but so far our floors seem less squeaky! The only thing I would have changed is the fact that the vapor barrier they installed is not taped at the seams or walls. If you want it taped, make sure to ask for that during the quoting phase."

"Easy experience. Great salesman lol but the workers were awesome and really respectful. They messed up once on some of my city piping, but they came out the same day and fixed it with no questions or complaints. Nice to know my basement is warranted for the rest of the life of the house."

Masonry questions, answered by experts

Schedule professional masonry work if your property has not had an inspection in the past five to seven years. Inspect your exterior thoroughly after the spring thaw. Look for new cracks, flaking bricks, or crumbling mortar joints on lake-facing walls. The ideal time to complete repairs in Manistee is late summer through early fall, before freezing temperatures return. Always secure approval from local historic commissions before starting visible exterior repairs.

Helpful?

Taking proper safety precautions is essential during masonry work. For older brick structures in MI, test for lead paint before disturbing any surfaces. Wear appropriate respiratory protection to avoid inhaling dangerous silica dust from cutting or grinding concrete. Always monitor lake-effect weather conditions, as sudden winds or ice make working on elevated chimneys incredibly hazardous. Contact your local building department to secure necessary permits for structural repairs.

Helpful?

To safely handle minor masonry work, start by clearing moss and vegetation from exterior surfaces. Manistee experiences high moisture, making organic growth common. Sweep loose debris out of open mortar joints, but avoid applying new material. Ensure your gutters direct water away from the foundation. Monitor and photograph any cracks seasonally. Always schedule maintenance between late May and September, when temperatures remain consistently above freezing.

Helpful?

Several warning signs indicate a need for extensive masonry work. Watch for horizontal foundation cracks caused by shifting sandy soils. Stair-step cracking in mortar joints points to foundation settlement. If you notice persistent white salt deposits or interior water stains, moisture is actively moving through the walls. Flaking brick faces and mortar joints recessed more than a quarter-inch demand immediate professional attention to prevent severe winter damage in MI.

Helpful?

Keep a few essential supplies ready for seasonal masonry work. Stock stiff-bristle brushes to scrub away moss and an efflorescence cleaner to remove persistent white salt deposits caused by high humidity. Keep plastic tarps on hand to protect exposed brick during sudden Manistee weather events. Use a moisture meter to check for water infiltration. Avoid using modern cement patching materials on historic homes, as these trap moisture and damage soft brick.
