Framing a roof can take from several days to a week or more, depending on the size and complexity of the roof, the number of people working on the framing, weather conditions, and more. Roof framing is often the final step of framing a house, although in some cases, the roof may be framed before the interior of the home in order to offer more protection from the elements.

Clay tile roofing is common for traditional villas, while flat roofs are more standard for modern villa homes. Clay tile roofs are long-lasting, require little maintenance, and are great for warmer climates. Flat roofs are usually low-cost, energy-efficient, and allow for rooftop gardens. 

The best material to sheath a roof will depend on your budget and if you require the strength of more robust materials. For most homes, the added strength is unnecessary, and oriented strand board, or OSB, makes sense. It’s inexpensive and robust enough for most roof types. Another popular but slightly more expensive option is plywood.

Just like when you’re shingling a roof, you can install felt underlayment under a metal roof, but a synthetic underlayment like adhered ice and water shield is the best option. These use adhesives rather than mechanical fasteners, so you have fewer penetrations going through your roof deck and a lower risk of leaks. Ice and water shield is also easier to install because you don’t need additional tools or fasteners to attach it to the roof deck.

Gaps between tiles are necessary to help with weatherproofing, allow for thermal expansion, and increase wind resistance. In general, a small gap no larger than 3 millimeters wide will encourage proper drainage and limit cracking. Beyond that, tiles should overlap a minimum of 3 inches, except at the eaves where they should extend to the center of the gutter.
