In most cases, you don’t need a permit to repave your driveway, although some exceptions exist. If you have major cracks or other problems like water pooling, asphalt overlay isn’t your best bet. Plus, paving over a cracked driveway only extends the lifetime by about 10 years, whereas replacing it would start the clock over completely to give you up to 30 years.

Many asphalt companies have experience with tar and chip paving, but not all. The process is unique enough—and not incredibly common enough—that you may have to look around for a tar and chip specialist. However, speaking with a driveway company is a great place to start, especially if they have experience with multiple materials.

Driveways last 25 to 50 years, but you’ll notice cracks and possible missing pieces during this time. Regular maintenance, such as filling cracks, reapplying sealer, and ensuring that water does not erode the base material, can help extend the lifespan of your driveway. Gravel driveways should be regraded to fill in uneven areas every year or two, depending on how frequently it is needed.

It is possible to DIY complete hardscaping projects, but in most cases, hiring a professional is best to get the job done correctly. Hardscaping—including installing patios, decks, retaining walls, walkways, and water features—is challenging and time-consuming, so the money you spend on a professional is typically worth it. Not only will the quality be better, but you could avoid problems that come along with a lack of hardscaping experience, like drainage issues that can lead to costly foundation damage and leaks in your home.
