Generally, for a sunroom to be included, it must be fully enclosed, properly insulated, and equipped with electrical access and a heating and cooling (HVAC) system, similar to a four-season room. It should also meet the same construction standards as the rest of the house. Three-season sunrooms that function more like enclosed porches typically do not count toward the total square footage and are considered exterior living space.

If you’re trying to decide between a sunroom and a screened-in porch, the right choice will depend on your priorities. A screened-in porch costs only a fraction of the price of a sunroom, but in exchange, it has much more limited use. A sunroom will add more value to your home, but at a much higher up-front cost and longer construction timeline.

A solarium is a luxury addition to a home and can be an excellent breakfast area or reading space, but that doesn't mean there aren't disadvantages. For one, since the room is made of glass it can look dirty very quickly. Another disadvantage is solariums are notoriously hard to balance temperature and will most likely significantly increase your heating and air conditioning bill.
