Phoenix Hill Restorations is a General Contracting business that specializes in Historic Preservation, Restoration and Renovation of older homes, (Currently accepting interior trim projects only due to a high demand). Mickel Zuidhoek is the owner/manager and hires subcontractors to complete larger projects. On the larger projects bi-weekly meetings are held with the client to manage work progress, the budget and other issues that arise. Projects can be done on a bid basis or time and materials.Billing is usually bi-weekly unless other arrangements have been made prior to the start of the project. Every effort is made to provide quality work at maximum efficiency for a fair price. Phoenix Hill Restorations work best with the truly discerning client.

"Mickel was great to work with from start to finish. He advised us on the best way to approach our situation, was up front about expectations and costs, and was clear with his progress throughout the project. He was available by phone, text, and email, and promptly returned communication when we reached out. Mickel was very knowledgeable about the different options available to us and even pointed out certain problems areas that we'd need to focus on not even related to the work he was doing (water damage in certain areas, proper ventilation for our basement, etc). I'm very much looking forward to working with Mickel again in the future!"

Structural Engineering questions, answered by experts

First, most contractors will have a structural engineer create a report and plan for your project to ensure it’s safe to cut into the load-bearing wall. The contractor will then excavate around the wall, if necessary, measure the opening—allowing for additional space to fit and level the door, and then cut the doorway out. They will likely install a steel lintel as a header over the door for support. Once the doorway is cut out, they’ll demolish the concrete using sledge hammers and masonry chisels, clean up the surrounding concrete, and seal around the door with masonry mortar.

A structural inspection report will include a detailed description of the structural engineer’s findings, applicable photographs, and recommendations to correct the issue. The contents of the report may depend on the scope of the inspection but might also include a time and cost estimate for recommended work to correct any structural problems found during the inspection.

The National Association of Home Builders requires repair of any foundation crack of more than one quarter of an inch, although local regulations may vary. In general, any visible crack that is growing in size, allowing water through, or that you have just noticed, is a good reason to call a structural engineer. Cracks can be a sign of a sinking foundation, so an inspection is a good idea for your peace of mind.

Yes, floor joists are essential structural components. They support the weight of floors and everything on them, transferring loads to the foundation and walls. Properly installed joists are necessary for maintaining strength, stability, and structural integrity.

Structural engineers typically conduct inspections during a home sale or renovation, looking for signs of structural damage in various structures throughout the building, such as load-bearing walls, joists, beams, roofing trusses, foundations, and chimneys. Some of the warning signs that structural engineers check for include:

  • Dry rot

  • Infestation

  • Shifting or cracking foundations

  • Erosion

  • Water damage

  • Sagging, shifting, or damaged walls, ceilings, or roofing support
