"They weren't able to do the project but were honest and straightforward about it. They spent a couple of hours helping me and home advisor find the right contractor who could do the work I needed to be done. It spoke volumes about their character and customer service"

Small jobs welcome

"As our project proceed we found additional problems that needed to be address. Doug always had great ideas on how to best address the problems and the most reasonable cost to complete them. He always gave us pros and cons for the best ways to address the new problems. Was very helpful with finding additional services that he recommended do the job due to their expertise in the area, such as encapsulation of the crawl space."

"Mike and Kellie worked with us quickly as my original concrete guy stopped answering communications. They came quickly and completed the job without any issues and it looks GREAT. I highly recommend this company. This is an update for the job that was completed months ago. The project was replacement of some of the sections of a concrete pool surround and off the bat we knew matching the pebbled concrete would be difficult. It is now about 6 weeks and it is almost exactly the same as the original and I have other contractors out for other projects and all remarked at how professional and great the job was. I give the highest recommendation."

Patios questions, answered by experts

With proper maintenance, the average life span of a screened-in porch is six to eight years for the screens themselves, but the foundation and structure can last for 50 to 100 years. To keep your screened-in porch in good shape, clean your porch screens regularly, patch holes, re-seal the wood as needed, and address any foundational issues right away.

Yes, a screened-in porch will increase your property taxes because it has a foundation and is considered a permanent improvement to your land. The exact amount your taxes will go up depends on the value of your existing home, the value added by the screened-in porch, the size of the structure, your location, and more.

Yes, adding a sunroom can increase your home's value, with a return on investment (ROI) ranging from 20% for a screen room to 50% for a three- or four-season room. The amount of value added depends on the design. Fully insulated, temperature-controlled four-season sunrooms add the most value as they can be included in the home's total living space. In contrast, simpler structures like Arizona rooms or solariums typically have a lower return as they don't count as legal living space. A high-quality sunroom can also be an attractive feature for potential buyers, especially those who enjoy gardening. The value may also be higher in warmer climates where this feature is more sought after. When deciding, consider both the potential resale value and the personal value you will get from using the room.

Yes, transforming a deck into a sunroom is an absolute possibility. Building a sunroom involves framing in the deck area with walls, adding windows, and affixing a roof. This project is not an easy task, but it does provide a stylish addition to your house. Not all deck designs support this type of renovation project, so consult a professional deck builder before beginning.

Yes, enclosing a patio to create a sunroom or three-season room is often a good idea that adds value to your home. This project increases your home's usable square footage and creates a versatile space for relaxing or entertaining that is filled with natural light and can be used in various weather conditions. Homeowners may see an average return on investment (ROI) of around 70%. The final value added will depend on factors such as the quality of the materials, the level of finish, and the amount of yard space that remains after the enclosure.
