Professionally staged homes tend to sell faster and at a higher price than non-staged or vacant homes.Having a successful space plan with optimal furniture placement, complementary paint colors, and an uncluttered space often helps buyers see the full potential of spaces. Home staging is an investment that leads to a significant return for sellers. \n \nKate Wunder, CID, NCIDQ is the Owner and Interior Designer at Kate Wunder Interiors LLC. I entered the world of design in 2004, founding my flagship brand, Keggy. I designed custom fabrics, trims, and hardware, and launched a line of accessories, jewelry, and outerwear. \nDriven by an obsession with fine fabrics, I have focused on my Washington, D.C., Maryland, and Virginia-based interior design business since 2017. Drawing from front-line experience in bespoke design, I blend textures, colors and materials to create spaces that feel unexpected, distinctive, and deeply personal. My experience spans design, development, production, marketing, sales, and fulfillment, giving me a practical understanding of how to balance budgets while bringing creative possibilities to life.

Our home search took approximately 6 months.  The houses that were on the market did not meet our needs or were out of our price range/ desired neighborhoods.  David never gave up and continued to work with us until we found the perfect new home, which happened to be new construction.  David was very helpful through the process of working with the builder and ensuring a 30 day closing so we could be in our home before Christmas.  We strongly recommend David.

Home Staging questions, answered by experts

Yes, removing a fireplace can decrease your home's value, as it is a sought-after feature for many buyers. The potential loss in value is estimated to be between $1,000 and $5,000. The impact can vary by market and climate; for example, a fireplace is more valued in colder regions like Minnesota than in warmer areas like Florida.

However, if a fireplace is in poor condition and needs extensive repairs, removing it might be a reasonable option. When deciding, weigh the benefits of removal (more floor space, less maintenance, reduced energy loss) against the potential decrease in home value. If you plan to sell soon, it is generally advised not to remove it.

It is generally better to stage a house than to leave it empty, as it can help the home sell faster and for a higher price. Staging helps potential buyers envision themselves living in the property. According to the National Association of Realtors, more than 75% of buyer’s agents report that staging makes it easier for buyers to build a connection with the home. Furthermore, a 2018 survey of over 4,200 professionally staged homes revealed that most sold for 6% to 25% more than their unstaged counterparts. Using a professional staging service can improve a buyer’s opinion of your house and may lead to higher offers.

To stage your home yourself, clean your home thoroughly to sell, leaving it gleaming like a five-star hotel. Less is best—always clear away clutter and anything personal so buyers can focus on the beauty of the rooms. Prospective buyers will check the closets, so investing in a storage space may be necessary.

Move furniture around, mix fabrics and decor, and de-cramp the room by removing any unnecessary furniture. A fresh coat of paint always helps, as do natural features like plants.

DIY staging is possible, but professional services enhance buyer appeal with expertly chosen furniture, layouts, and colors.

Yes, staging a home really works and can help your home sell faster, potentially for a higher price than if you did not use a home staging service. According to the National Association of Realtors, 48% of seller’s agents reported home staging decreased a home’s time on the market.

Plus, 20% of buyer’s and seller’s agents claimed home staging increased home sale prices by 1% to 5%. Although decluttering and cleaning help a home sell, staging can take your home’s curb appeal to the next level, helping to expedite the process and increase your profit.
