"I was seeking an appraisal for the estate of a deceased relative. Mr. Brown understood exactly what I needed--including what the Register of Wills would need. He responded to my request very quickly, was extremely courteous, showed up on time and delivered the high quality appraisal exactly when he said he would . An excellent professional with whom to work!"

"Cindy has been our family's real estate agent for four houses in the last 4 years. We will not use anyone else. Her detailed local knowledge of the area allows her to answer all of your questions. She is on time, organized, responsive and constructive. Cindy helps you refine the process by asking you thoughtful questions that clarify what's really important to you. She especially shines once you decide you want a particular property. We found her to be an invaluable resource when it came to pricing and finding options that create a win-win for everyone involved. Lastly, she's a smart, funny and a pleasure to be with. If you hire Cindy you will not be disappointed."

"I found the company on Angie’s List and it seemed like a good company. He was good. He was very fair, honest, and told me I did not have a problem; he did not take advantage of my worries. He seemed very professional and was very informative in telling me what I should do and look for in the future if I ever had any concerns. It was safe to stay at home when he did it; he was looking in a socket kind of thing where the air conditioning duct goes through. He did that and also tested the air. It was fine; it was not invasive at all. I thought he did a thorough check and I also thought the price was very reasonable. He said exactly when he said he would come and it was not a long delay from between the phone call and the appointments."

Real Estate Agents questions, answered by experts

Yes, adding a composite deck, such as one made from Trex, can significantly increase your home's value. It is a valuable home renovation for recouping costs, with some estimates for return on investment (ROI) ranging between 60% and 70%. More recently, Remodeling's 2024 Cost vs. Value Report suggests a deck addition has an ROI of 82.9%, with an average resale value of nearly $14,600. A new deck makes your yard more functional, enhances the landscape's aesthetic, and can entice prospective buyers. The investment may have a higher return if the deck adds usable square footage to the property.

No, radon mitigation systems do not decrease home value or make a home harder to sell. In areas where homes experience similar radon exposure risks, a radon mitigation system is viewed as an improvement. Potential homebuyers often opt to buy a home with a radon mitigation system already installed to reduce the risk of cancer for their families.

Yes, gas fireplaces can increase your home's value by as much as 12%. They are a sought-after feature because they burn cleaner, provide more warmth, and are more convenient than wood-burning fireplaces. Modern gas inserts can also provide the traditional aesthetic appeal that buyers like. To ensure the highest return on investment, perform regular maintenance and schedule annual professional inspections.

In most cases, you can expect home automation to boost your home value. This technology makes the homeowner’s life easier and more comfortable, and some provide increased safety and protection. Buyers will likely recognize value in security systems and utility monitors, as well as comfort-focused upgrades that save on electric bills while keeping interior rooms at the desired temperature and humidity. On average, you can expect a 50% and 75% return on investment on home automation services, and potentially even more if the automation reduces homeowner’s insurance.

Mortgage underwriting is often the next step after an appraisal, and this process can take anywhere from a week to a month or more. The timeline depends on the mortgage lender’s requirements, how quickly the buyer gets the required documentation to their lender, and whether there are any issues during the underwriting process.
