Customers say: Quick response

"I was seeking an appraisal for the estate of a deceased relative. Mr. Brown understood exactly what I needed--including what the Register of Wills would need. He responded to my request very quickly, was extremely courteous, showed up on time and delivered the high quality appraisal exactly when he said he would . An excellent professional with whom to work!"

"Cindy Beline was my real estate agent when I purchased my condo, and I recently relied on Cindy again when I decided to upgrade from a condo to a house. Cindy showed me and my husband multiple homes and had valuable insights on "money pit" issues in some of the contenders. When we ultimately found our dream home through her MLS search tool, Cindy worked closely with us to develop our offer, which was complicated by the fact that it was contingent on the sale of my condo. Despite this drawback, the sellers accepted our offer after a few rounds of negotiation, on which Cindy advised. The whole process moved much more quickly than I had expected, and Cindy was critical in helping me to identify a handful of fixes/upgrades to my condo that made a difference when we put it on the market (in only three weeks!). The professional brochure that Cindy put together also helped a great deal. We received an all cash offer for asking price on the day of our first open house, which Cindy expertly conducted. Thereafter, Cindy was extremely helpful with the house inspection, addressing HICRA items (at both properties), and other issues. With her help, we achieved a simultaneous close of the sale of my condo and purchase of my new house in only two months from the day that we ratified the contingent contract on the house. A land speed record! I would definitely use Cindy again (although I hope to never move again!), and I would recommend her to anyone who wants a real go-getter real estate agent. She's the best!"

"I found the company on Angie’s List and it seemed like a good company. He was good. He was very fair, honest, and told me I did not have a problem; he did not take advantage of my worries. He seemed very professional and was very informative in telling me what I should do and look for in the future if I ever had any concerns. It was safe to stay at home when he did it; he was looking in a socket kind of thing where the air conditioning duct goes through. He did that and also tested the air. It was fine; it was not invasive at all. I thought he did a thorough check and I also thought the price was very reasonable. He said exactly when he said he would come and it was not a long delay from between the phone call and the appointments."

Real Estate Agents questions, answered by experts

Yes, updating your countertops can increase your home's resale value. High-quality, stylish countertops play a significant role in a property's overall appeal and can attract potential buyers. The impact is greatest when replacing outdated, chipped, or stained countertops, or when upgrading from a low-end material like laminate to a high-end, durable one such as granite, quartz, or other natural stone. While you may not recoup the entire cost, investing in attractive, durable countertops is a smart move, as kitchen and bathroom updates often have the most significant impact on a buyer's opinion. For the best results, ensure they are professionally installed.

A carport's effect on property value can be positive or negative, depending on its condition and design. A high-quality, well-maintained carport can improve a home's selling appeal and may increase its value by a few percent, especially if it is thoughtfully designed with added utility like storage space or a workshop. However, a poorly-maintained carport in disrepair can have the opposite effect and detract from the home's sales appeal and value.

An estimate is more informal than a quote. Estimates are based on the contractor's prior experience, and they are expected to be off by 10% to 15% of the actual project cost and timeline. Quotes are more formal and require far more detailed information outlining the scope and cost of the project, including a thorough inspection of the area where the contractor will work. This is because the quote is expected to become a binding contract while an estimate does not have this expectation.

Having a garage installed certainly adds to the value of your home. The consideration is not whether it adds value, but for many, they want to know if adding a garage yields a return on their investment or ROI. While garages can add anywhere from 5% to 20% of the total value of your property, that doesn’t mean that they return 5% to 20% of the money invested in building them. Most homeowners build garages for a purpose but know that you can recover your investment when you sell or refinance.

Land doesn’t depreciate in the same way that a house, vehicle, or other property does, but it can lose value based on various factors. Environmental changes, nearby development, zoning changes, and economic downturns can all cause land to lose value over time. Value is a comparative figure, so as other related factors change, so can land’s value.
