"Hired to do valuation of a manufactured home - not on land. Gave appraisal comparison properties included land. therefore not an accurate valuation. Thought salesperson understood nuance."

"Do yourself a favor, and if you need an agent, select Cindy. When Cindy heard I was trying to sell the out of state property of my deceased Dad, she stepped into the picture- from a distance- to touch base with me throughout the process. This is the consummate professional with a fabulous sense of humor as well. Just as an unsolicited advisor she volunteered more useful strategies and information than my NY realtor. She is a powerful professional to have advising you."

"Mr. Murphy arrived promptly and went through the house with a "fine tooth comb"! He obviously has tremedous knowledge and carries all the tools necessary to investigate every corner of the residence, from the attic to the crawl space. We were able to proceed with the purchase of our home knowing there were only a few very minor issues to deal with. We were also very impressed with his appraisal value for our home. It came within dollars of the bank's appraisal. Mr. Murphy is knowledgeable, efficient and helpful. We are most pleased with his service.

"Marketplace Homes has managed two residential rental properties for me, and everything has always been very easy. They coordinate showings, negotiated rent with tenants, and hired contractors as needed at each property. I would use them for any rental property I have in the future!"

"Rate the service A cross these 5 areas: Price: Reasonable. Quality: The job is done professionally. It includes getting property plat from the county office, discovering and recovering the property corner marks, flagging the property lines and answering questions. The job is done quite accurately. It was very interesting that he was able to pinpoint the hole of the lost corner nail on asphalt. Responsiveness: very promptly and, per request, always calls or texts before visit. Punctuality: Very much on mark. Professionalism: Very specialized in this line of work. Polite. Uses state of art equipment."

Property Appraiser questions, answered by experts

Some appraisers hold a Member of the Appraisal Institute designation. This accolade is the highest credential property appraisers can earn. An MAI appraisal is typically used for commercial properties.

While your lender will likely recommend an appraiser, you can also hire a professional home appraiser on your own. Choose someone who is experienced in your type of residential property, and ensure they hold all of the necessary credentials that your state or region requires.

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.

The purpose of the home appraisal determines which party pays for it. You’re generally responsible for the cost if you need to know the current value of your home to refinance your mortgage, though in some instances the lender will pay for it. The buyer pays for the appraisal when they are applying for their mortgage.

You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.

While some aspects of an appraisal, such as comparable properties nearby, are out of your control, there are several steps you can take to potentially increase your home's value. Make any necessary repairs and upgrades before the appraiser's visit, as they can only value what is currently part of the home, not its potential. Examples include renovating older areas, updating landscaping to boost curb appeal, and staging your home. You can also provide the appraiser with the cost of recent upgrades, which may increase your home's value by about 50% or more of what you paid for those improvements.
