"Hired Modern House Construction to renovate a 1975 Mobile Home Total Spent $115,000 The dripping noise behind the wall in the bathroom pushed me to write this review. No one can tell where it’s coming from. ( Was told he’d come back if i noticed water marks) I feel as if I did not get my moneys worth from this project based on recent remodels and less money paid for projects in the same area. Asked for 5 things out of this whole project and it was not met - Expand first bedroom by an extra foot into the living room, bedroom is actually smaller now - Ceiling fan in kitchen to remain(removed) - Wrong color siding, given dark blue when it was supposed to be teal - New subfloors now floors are pushing up and sagging. - Awning to remain over door (removed) - Spent an estimated $6,000 in housing costs due to delays. - Bad Workmanship issues - Hole left below side of roof for weeks while rain water from the run off poured in. Was told it was ok but that’s not ok - Replaced a piece of skirting with heavy wood right where waterline comes in from the city. Keeps falling off which gives potential for pipes to freeze if not checked daily. Skirting was fine beforehand. - Some baseboard heaters and wood that goes along the bottom of the wall left out all summer repetitively rained on and sun dried - All new baseboard heaters were bought, stacked inside house, and i thought they were going to be put in. Later figured out they tested the ones out in the rain all summer and decided to put the ones that worked back in - Electrical outlet on neighbors side of house put in. Went through three replacements until i asked for it to be sealed up. Now floor on other side is pushing up. Told Udson nothing was done. - Cheapest shower and pan put in. Pan kept making cracking noises that echoed throughout the whole house. Needed repairs twice and still making a quiet cracking noise. - Light fixture removed from window above sink. Small hole for wiring left and not patched - Extremely poor communication with Udson who was on site - Improper siding installation (missing piece under back steps pieces forced in and now pushing out) - 05/27 job estimate given and approved for $99,438.21 05/30 goes and does drawing plans 06/05 official contract signed for job check given for 67,880.77 Between this time there were HOA delays due to wrongly worded letters 06/08-06/19 this long to figure out windows for permit 07/13 permits secured 07/17 was told demo was going to start this week 07/26 messaged udson no demo has started yet 07/28 demo stated to start tomorrow 07/29-07/30 demo complete 08/01 asked to have a colored siding, approved at no additional cost but was sent an estimate for more work for rear bedroom frame rot. (WRONG COLOR sent a pic to Udson for a teal blue ended up being a dark blue) 08/01 given estimate for Make roof, wall and subfloor frames by code to protect against future leaks and consequent internal mold. Remove old material existing Framing walls Framing roof Framing subfloor Labor and material Trash removal and disposal $14,344.99 × 1 $14,344.99 Work approved 08/03 was told roof would be started 08/04 08/11 asked what kind of shower or tub i wanted was offered this $459 one cheapest one on the Home Depot website. laminate floor color i picked out but different color contractor bought 08/14 roof completed 08/16 offered an estimate for $15k a tri split hvac turned it down stated i wanted the baseboard heaters only 08/24 with so much delay of work and me running out of money i messaged Rodrigo and asked options and to see if this could be finished in 30 days. 90 days in the contract started July 18th after permit was issued July 13th in contract stated 5 days after permit was issued work would be started and it was another 2 weeks before anything was started 08/25 messaged Rodrigo about a piece of the roof being off in a flooded rainstorm and run off from the roof just seeping into it and going into electrical outlets, was reassured it was safe and that the roof was being extended. Was told water pouring into my house was fine even though it clearly is not. Roof was never extended"

Since 2020, we have carefully assembles a team of skilled, trustworthy, home painting and gutter cleaning professionals dedicated to serving our clients with home renovations needs.
"Hats off to Regi and the crew of Third Art Painting. From beginning to end (job took approx 10 days) these guys worked tirelessly power washing, replacing lots rotting wood, reglazing in places, and of course, painting. Always communicative and considerate, as well as true to the quoted price even after unanticipated carpentry. And the quoted price was very reasonable (chosen out of a pool of three other estimates). The written contract was clear and comprehensive. And their attention to detail was spectacular. If you need carpentry and or painting give these guys a call. Company is out of Framingham. Third Art Painting 774-707-7735"

Generally, general contractors charge between $50 and $150 hourly, though not every contractor charges by the hour. If charging based on the project, you can expect a markup of 10% to 20% of the construction cost. You can expect to pay between $300 and $500 daily if charged by the day.
General contractors are the ones that coordinate home construction projects. They are in charge of the day-to-day oversight of the subcontractors to ensure that the project is completed on time and to resolve problems as they arise. General contractors:
Complete pre-construction planning, both with the customer and crew
Provide realistic cost estimates
Develop construction timelines
Ensure deadlines are met
Acquire permits as needed
Purchase supplies and materials
Before hiring a general contractor for your home project, it’s a great idea to write down a list of questions to discuss with each prospect. Some example questions to get you started include:
Which types of insurance do you carry?
Can you provide a list of references?
What is the expected timeline for this project?
How will my project be supervised?
Will you hire subcontractors for the job?
What is the best way to communicate changes?
Will you obtain all of the required building permits?
While city and state laws vary on general contractor licensing requirements, hiring an unlicensed general contractor could lead to poor quality work, costly future expenses, and potential code violations. Be sure to check our state licensing tool to review the local general contractor guidelines for your area.
As you browse our pro listings, take note of the “Angi Approved” badge. Angi Approved businesses meet our standards for certification which include:
The owner, principal, or relevant manager passed a criminal background check
Required to have applicable state and local licenses
Maintain an average star rating of 3.0 or better on our network, if they have at least one review
Paying to advertise their services
Meeting any other eligibility criteria required by Angi
Keep in mind licensing is different from certifications. A license is a legal requirement to operate a business, while certifications are voluntary.
Yes, most general contractors require a down payment for project completion. A reasonable down payment for a contractor is 10% to 25% of the total project cost, though that will vary based on project size and location. The down payment helps cover the upfront costs of materials and permits and helps ensure payment for the project at hand.
