"Cullen RE responded quickly and professionally on hone advisor. I hired them to perform a RE appraisal during the tough Covid-19 times. They worked around this by going to my property and inspecting while I stayed home. I received my appraisal quickly. I would use them again."

"Hired to do valuation of a manufactured home - not on land. Gave appraisal comparison properties included land. therefore not an accurate valuation. Thought salesperson understood nuance."

"Yes, Eric answered our inquiry quickly. He was easy to talk with and helped ease the stress of not knowing what to set for a fair selling price. Eric was also able to show up in person to our property quickly and was obviously very familiar with our neighborhood. Our appraisal was completed on time. He included appropriate comparative listings. We are happy with his projected range of value for our property. We would recommend his services to anyone. Well done Eric!"

Right away we were impressed with Joe?s professionalism and commitment He took the time to go over what he was going to, what he would be looking for And at times pointed items were we could make improvements My wife loved this part especially as she hoped I would follow through with his suggestions The best part was the way he interacted with us and made us feel comfortable throughout the process He was very knowledgeable and clearly enjoyed his work We were very happy and please with his work and wouldn?t hesitate to recommend him if someone is looking for an appraisal Great experience"

"Jeffrey Kempner did an appraisal for my husband and me several years ago for a beautiful home in Chestnut Hill,, MA 02467. He was very knowledgeable in his chosen field, he was punctual in meeting with us and advised us on the pro's and con's of said property. The asking price was 3.2 and he appraised it as 2.2 and that was quite helpful in the process of identifying the overpricing of this property. But in the ed we decided to build a house for ourselves...but when in the near future, we shall definitely use him to appraise our current home when we decide to sell. Sheila K."

Property Appraiser questions, answered by experts

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.

Wainscoting isn’t a design element that can be directly tied to an increased house price. Despite that, it is a highly marketable element that can generate significant interest from potential buyers who enjoy the style, and is relatively inexpensive to remove for those who don’t. If you are on the fence about paneling, just know that it certainly wouldn’t result in depreciation of your home’s value—usually the opposite.

The condition and appearance of your yard can affect your home appraisal value. A well-maintained, attractive yard with curb appeal adds to a property’s value, while an overgrown, messy, poorly maintained yard can hurt your home’s appraisal. Even small cosmetic improvements to your yard, like adding mulch, trimming trees, and cleaning out plant beds, can help your appraisal value.

You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.

Ensure the property is clean, provide access to all areas, and supply relevant documents, such as recent upgrades or tax records.
