There’s no difference between a “slab foundation” and a “slab-on-grade foundation,” and contractors and homeowners use the terms synonymously. “Slab foundation” is just a shortened version of “slab-on-grade.” In both cases, the homebuilder will pour the concrete foundation into a mold they build directly on the ground. Concrete can crack from general wear, improper installation, or in response to uneven support from the soil underneath. Small, thin cracks on the surface of aging concrete are often a result of normal wear and tear, while cracks on new concrete likely indicate a problem with installation. Larger cracks or uneven steps can signify a much more severe issue. A concrete contractor should be able to diagnose the cause and repair concrete cracks for you.

Concrete dries faster in the heat than in the cold, but when concrete cures too fast, it can cause weak concrete. It’s best to pour concrete when temperatures are between 50 and 85 degrees Fahrenheit, watering it five to 10 times per day for seven days (unless you pour concrete in the winter). Slower cure times, such as when pouring concrete in cold weather, can cause strong concrete, but you need to monitor the temperature drop and moisture levels. Avoid pouring concrete when temperatures are below 40 degrees Fahrenheit.

If there is standing liquid on your concrete, remove it before attempting any of the above cleaning methods. For small amounts of water, use rags, a bucket, and a mop. For larger areas of liquid, lay down cat litter or baking soda to soak up the water first. If you have extremely large pools of water sitting on your concrete, break out the wet vac and get to work.

Most concrete patios can benefit from resealing every 2 to 5 years, though the exact timing depends on the type of sealer used, how much wear and tear the surface gets, and how exposed it is to the elements. Acrylic sealers tend to wear down faster and may require yearly applications, while more durable options like epoxy or polyurethane can offer longer-lasting protection.
