"David did a wonderful job landscaping our back yard. He brought in about 10 Sasanqua bushes, planted them in new soil and mulched all the beds. He is reliable and knowledgeable. We told him we hoped to get the work done so the yard would look nice for Thanksgiving, and he accommodated us by doing the work the day before the holiday. Unfortunately, garages are one of the worst places to store grass seeds, despite their proximity to yards. Garages are hot and humid, two environmental traits that are detrimental to grass seeds. Grass seed has the best chance of survival in a dry space with temperatures ranging from 30 to 60 degrees Fahrenheit. 

With that in mind, the best place to store seeds is in a sealed container in the refrigerator or in the coolest part of your home. Also, limit your seeds’ access to sunlight for the best germination results down the line. 

This depends on the type of grass seed, as some types do better in different environmental conditions. Cool-season grasses go dormant during the summer months when the soil temperature exceeds 65 degrees Fahrenheit. Once exposed to regular doses of heat, the germination rates decline, with seedling death not far behind. 

As for warm-season seeds, they come from tropical parts of the world and thrive in heat. They actively grow in warm air temperatures between 70 and 90 degrees Fahrenheit, and they prefer soil temperatures between 65 and 70 degrees Fahrenheit. Once temperatures dip and frost rolls in, if you don’t store them properly, warm-season grass seeds will die quickly.

The easiest way to rough up soil to accept grass seed and provide the best opportunity for its growth is to make several passes over the area with a garden tiller and rake away the loosened vegetation and debris. However, in some cases, very hard ground may require using a shovel or pick to break up pieces into smaller chunks that the tiller can handle more easily.

Those who live in between zones may have summers too warm for many cool-season grasses and winters too cold for warm-season grasses. Grasses selected for these climates must be well adapted to both conditions, so opt for tall fescue if your area is more prone to very cold temperatures or kikuyu grass if your home has notably hot summers.

Water daily, avoid heavy foot traffic, and mow when the grass reaches 3-4 inches.
