The difference between a pole barn and a stick-built barn is in the construction. Large poles in the ground provide support for pole barns. For stick-built barns, 2-by-4 or 2-by-6 lumber (known as sticks) create a frame around load-bearing beams. Stick-built construction is far more popular for residential homes. Pole barns are more cost-effective because they require fewer materials and less labor.

While sheds are most certainly helpful for most homeowners, unfortunately, sheds do not add value to a home or property in the traditional sense. However, if the home has limited storage or garage space, having a shed to store things like decorations or lawn equipment can certainly be a positive if you want to sell.

Ranch and colonial-style homes are often the most affordable to build. They have a common layout with available designs that are easy to adjust in simple ways without having to spend too much on a structural engineer or architect. Both types of homes' symmetry, simple roofs, and often one or two-story plans mean they often fall in the $150 to $200 square-foot range, putting them right around average.

Skid foundations, deck block foundations, and concrete block foundations are the most affordable shed foundation options. Of these, we recommend deck blocks. Deck blocks are easy to install and level, and they raise your shed up off the ground to prevent rotting from exposure to water and moisture. Keep in mind that deck blocks won’t resist soil movement or frost heave, so they’re not ideal in areas with expansive soil or a deep frost line.

If you’re building a pole barn in place of a traditional home, lenders usually don’t offer traditional mortgages for these structures. You can also expect higher insulation costs and building permits may not be allowed in your area. Even if you’re just using a pole barn as storage or as a shelter for animals, these structures are less durable than steel buildings and require more maintenance.
