"Overall, we had a great experience. The waterproofing job was great and works perfectly. The only downsides to our job were: 1) they were suppose to seal off the things in our basement so they didn't get dusty - the seal job wasn't good though so we are still cleaning everything off as we have time weeks later. 2) they were supposed to cosmetically fix some cracks, but it looks sloppy. They just took a caulk gun to it... In our consultation, they had mentioned they would do this pretty, smooth coating thing, which was not done. 3) they did not clean up well. Our floors had dirt all over them when they left and I had to sweep/mop myself. For maximum protection against water leakage and moisture, applying waterproofing measures to both the inside and outside is the best solution. However, if you must choose only one, stopping water from the outside is the most effective approach to preserve your foundation and prevent damage.
Venting the crawl space can be a good alternative to encapsulation if you live in a dry climate and the moisture problem isn’t severe. You could also try a dehumidifier or install a vapor barrier on the floor, leaving the walls exposed. A new drainage system may eliminate the moisture problem if it is not caused by humidity.
It is better to have a crawl space that is tailored to the outside temperature, your needs, and the season. For example, it is much better to have a vented space when it’s very hot outside and your AC bills are sky-high. Conversely, when the temperature drops and humidity rises, it is almost always better to have your vents shut and covered if possible.
