I will provide you with 2 sets of 24x36 and 3 sets of 11x17 scaled hardcopies. When all is complete I will email all PDFs to client at no charge. The cost for service for new homes is 35 cents per square foot for everything under roof line. Additions up to 900 square feet will be a flat rate of $300.00

For architectural service projects in Somerset, KY, select materials suited for the climate. Consider metal roofing and fiber cement siding to handle humidity and temperature swings. For foundations, poured concrete is ideal for the area's clay-heavy soils. Using locally quarried Kentucky limestone can also be an aesthetic and practical choice, while energy-efficient windows rated for Zone 4A will improve your home's performance.
Helpful?
The best time for scheduling architectural service projects in Somerset, KY, depends on the work. Spring is ideal for planning and site surveys, while summer offers optimal conditions for major construction. Plan foundation work for dry seasons to avoid issues with clay soil. Remember to allow extra time for permit processing in Pulaski County, as it may be slower than in urban areas.
Helpful?
When comparing quotes for architectural service projects in Somerset, KY, be wary of professionals unfamiliar with Pulaski County building codes or Lake Cumberland flood zone regulations. Extremely low bids may signal corner-cutting, as material transport can be significant. Also, ensure the scope of services clearly addresses rural needs like septic and well water systems, and avoid any professional who uses high-pressure sales tactics.
Helpful?
Your home's location in the Somerset area can complicate architectural service projects. The region's clay-heavy soils may cause foundation settling, while proximity to Lake Cumberland could mean a high water table. Properties with septic systems, well water, or on narrow rural roads also require special planning. Additionally, the area's karst topography necessitates a geological survey to check for sinkholes before construction.
Helpful?
To make architectural service projects safer in KY, incorporate features for the local environment. A storm shelter or safe room is critical for protection from severe weather. Consider non-slip surfaces for outdoor areas to handle frequent rain and occasional ice. Proper ventilation is also key to preventing mold in humid conditions. For properties near wooded areas, design fencing appropriate for deterring local wildlife.
